Jim,
I reviewed my files on the HGI Carmel this rooming before leaving to meet with Mike Hoilibaugh. When we
originally were planning this hotel I used Collins Signs to prepare the sign elevations for the hotel. I actually
purchased the signs from Pemona, Inc. Upon reviewing the purchase contract for the actual signage I noticed that
the dimensions of the signs were 23' 9" long and a height of 5" 51/2". The total square footage is approximately
130 square feet. The Collins sign elevation had indicated 174 square feet primarily because to the seperation
between the words Hilton and Garden inn. Therefore, the correct square footage of both signs is 130 square feet.

I made the mistake of using the square footage calculation from the Collins calculation when I completed the sign
I permit application. I have asked Persona te prepare new elevations reflecting the correct square footage and
hope to have those elevations no la,er then Thursday morning in order to meet our filing deadline on Friday.
By reviewing the Carmel City Code, Chapter 10: Zoning & Subdivisions I have a good understanding of our
current situation. We have two signs. One on the north side facing Main Street and one on the south side which
does not face a Street. We are entitled to three signs, One on the north side, one on the west side and one on the
east side, The east side will be served by a ground sign that I will take through the appoval process myself. It will
not need any variance because it meets current requirements.
The issue is with the wall mounted signs facing north and south. Lets consider the north sign. In the Carmel
zoning ordinance, Sign Char B: Freeway, we fall in the 200 feet and under category in distance from of sign from
street. Cur building frontage facing north consists of two elements. First the hotel building which is 65' 10" wide.
The pavilion building also faces [he north and ts 6§' 11" wide. There is some uncertainty as to weather the
pavillion should be included in the calculation. I feel that it should. If it is not considered in the overall width
calculation I would think that the pavillion building would be eligible for signs of its own. Perhaps adve~sing the
restaurant and lounge. We would like to include that dimension in the overall width calculation and we end up with
a total width of 131' 9". That puts us in the category which allows a 75 square foot maximim area. We have ~30
square feet, We are asking for a variance from 75' to 130'. If we replace the existing sign with a smaller sign that
meets the square footage requirement we will have to buy sign letters that are 18" tall rather than the 36" letters
that currently exist. Since the "Hilton" leffers must be smaller than the "Garden Inn" letters to meet Hilton's logo
requirements, we would have a new problem. The smallest size of illuminated channel letter that is available is an
~ 8" leffer. Them is a limit to how small the bends in the neon can be made inside the channel. When a sign gets
that small the word "Hilton" must be produced in a single face illuminated sign. A good example of this is the
"Marr[ott" sign on the Springhill Suites hotel in Carmel, I personally fee] that this type of sign looks cheap and !
would prefer not to use it. Mr, Hollibaugh agreed with my analysis and voiced support for maintaining the existing
sign.
In regards to the South sign. This sign was originally planned for ~e west side of the building which has a total
frontage of 26:2' 1". This places us in the over 250' category and allows a 120 square foot sign. We are requesting
a variance to move this sign to the south side of the building rather than have a sign facing west. We are
requesting a variance to exceed the limit by 10 square feet, If we are required to install a smaller sign we face the
same problem as the north sign, We would have to replace the illuminated channel ieffers which spell "Hilton" with
a cheap looking single-face Illumine[ed sign, These signs are less expensive but they do not look as nice. Mr.
Hollibaugh agreed with my analysis and again voiced support for our plan.
Hopefully, we can submit the plans for the exisiting signage using the explanation I have just presented. Mr.
Ho[libaugh indicated that he would support this plan. Mr. Hollibaugh also mentioned that he would contact Jon
Dobosiewicz and advise him of our conversation so that everyone knew what the plan was when we go to
committee.
