Docket No. 04050010 ADLS Amend: Clay Terrace, Bldg C-2 - Kona Grill
The applicant seeks approval for its storefront in the Clay Terrace Retail Development.
The site is located southwest o£US 31 and 146th Street. The site is zoned PUD/Planned
Unit Development.
The applicant is requesting ADLS Amendment approval to allow the construction of a tenant
space that does not conform to the originally approved ADLS for Clay Terrace. Please see
informational packet distributed with the meeting agenda and the revised packet distributed with
this report.
The Department did not feel confident in approving this tenant space administratively as
conforming to the original ADLS approved for the multi-tenant buildings along Clay Terrace
Boulevard. We provided the applicant the option of returning to the Committee for consideration
of the proposed building elevations. The Department has the following observations that left us
reluctant to approve the proposal under the terms of the previous approval. That is not to say that
we are in opposition to the proposed elevations, only that it may require Committee action for the
applicant to move forward with the elevations as proposed:

The main area of modification is the proposed "outdoor" dining area. This element does
not follow the more rigid design of the approved building elevations. Again, not to say
that it is bad, only that it needs additional consideration by the Committee.
The palate of colors and materials is expanded for this use.
The introduction of the cultured stone outside of the defined areas of the base building
fafade (i.e. planter, piers of dining area).
Fluid entry canopy feature again as compared to rigid base building fafade.
The Department recommends that the Special Studies Committee approve the request after
all comments and concerns have been addressed.
Note: The item only requires approval by the Special Studies Committee or direction back to
Staff to address administratively.
