SECTION 28 31 00 – ADDRESSABLE FIRE DETECTION AND ALARM
PART 1 - GENERAL
1.1 SUMMARY
A. The work described in this section includes the furnishing of all materials, equipment,
labor, service and the performing of all operations necessary for the installation of an
addressable fire detection system, complete and in operating condition.
B. Preparatory work required to accommodate installation shall be furnished and installed
under contract for electrical work.
C. The balance of the work shall be provided by the contractor for this section, and the
entire responsibility of the system shall be the responsibility of the contractor of this
section.
1.2 SCOPE
A. The work covered by this section ooof the specifications includes the furnishings,
equipment, materials, and performance of all operations associated with the installation
of an addressable micro-processored fire alarm system.
B. The complete installation shall conform to the applicable sections of NFPA 72A, 72B,
72C, 72D Local Code Requirements and National Electrical Code with particular
attention to Article 760.
1.3 QUALITY ASSURANCE
A. Each and all items of the fire alarm system shall be listed as a product of a SINGLE fire
alarm manufacturer under appropriate category by Underwriter’s Laboratories, Inc. (UL),
and shall bear the UL label. All control equipment shall be listed under UL category UOJZ
as a single control unit. Partial listings shall NOT be acceptable.
B. All control equipment must have transient protection to comply with UL896 requirements.
C. In addition to the UL-UOJZ requirements mentioned above, the system, controls shall be
UL listed for Power Limited Applications and all circuits must be marked in accordance
with NEC Article 760-23.
PART 2 - EXECUTION
2.1 GENERAL
A. All wiring will be EMT conduit. Wire shall run concealed in walls or above ceilings and shall
be in strict accordance with the manufacturer’s wiring diagrams and when complete, shall
test free from opens, shorts and grounds and be in proper operating condition.

B. All of the actual wiring is not shown as this may vary between acceptable suppliers. It
shall be the responsibility of the Contractor to obtain this information from the acceptable
suppliers and include cost of same in his bid.
C. No wiring other than that directly associated with fire alarm detection, alarm or auxiliary
fire protection functions shall be permitted in the fire alarm conduits. Wiring splices are to
be avoided wherever possible, but if needed they must be made only in junction boxes
and shall be crimp connected. Transposing or changing color coding of wires is not
permitted. Wire nut-type connections are not acceptable. All conductors in conduit
containing more than one wire shall be labeled on each end with “E-Z markers” or
equivalent. Conductors in cabinets shall be carefully formed and harnessed so that each
drops off directly opposite to its terminal. Cabinet terminals shall be numbered and
coded. All controls, function switches, etc. shall be clearly labeled on all equipment
panels. All wiring shall be checked and tested to insure that there are no grounds, opens
or shorts.
D. Contractor shall show evidence of having successfully completed at least three similar
projects. Installation shall be performed by or under the supervision of factory authorized
distributor.
E. Preparatory work required to accommodate installation(i.e. conduit, junction and pull
boxes, outlet boxes, brackets and all conduit fittings and accessories, including power
outlets as required) shall be furnished and installed under this contract.
F. It shall be the responsibility of Division 26 contractor to wire and connect the water flow,
the valve supervisory switches as required by the Fire Marshal and by the existing
conditions.
2.2 GUARANTEE
A. Contractor shall guarantee all labor, material, equipment and wiring to be free of
mechanical and electrical defects for a period of two (2) years from the date of completion
of the installation. Manufacturer shall furnish, gratis to Owner, a two year contract
effective from the date of acceptance for maintenance and inspection service of
manufacturer’s equipment. There shall be a minimum of (1) one inspection during contract
year. Test and record all devices per manufacturer’s requirements every 12 months
whichever is least, This contract for preventive maintenance will be made renewable to
Owner after gratis years for standard fee.
B. Contractor shall maintain adequate supply of spare parts and full time service facility with
factory trained service technicians and shall guarantee that replacement parts will be
avaible24 hours after notification.
C. Upon completion of installation and after satisfactory testing of system by Contractor in
presence of equipment supplier, Contractor shall test the system in presence of Engineer
and Owner’s Representative.
