NOTICE OF PUBLIC HEARING
TO REZONE PROPERTIES
AMEND THE ZONING ORDINANCE:
Z- 554 -12 Z- 555 -12
Notice is hereby given to the taxpayers of the City of Carmel and Clay Township, Hamilton County, Indiana, that the
proper legal officers of the City of Carmel will meet at their regular meeting place, Council Chambers, Carmel City Hall,
One Civic Square, Carmel, IN 46032, at 6:00 p.m. on Monday, the 6 day of February, 2012, to consider a Petition To
Rezone property and Amend the Zoning Ordinance pursuant to the applications filed as follows:
1. Z- 554 -12: Petition to Rezone properties abutting the Monon Greenway, between 146 Street and First Street
NW, from the R -1 /Residence, R -2 /Residence, R -4 /Residence, P -1 /Park and Recreation, and PUD /Planned Unit
Development District Classifications to the following: R -1 /Residence within the Mown Greenway Overlay,
R -2 /Residence within the Monon Greenway Overlay, R -4 /Residence within the Monon Greenway Overlay,
P -1 /Park and Recreation within the Monon Greenway Overlay, and PUD /Planned Unit Development within the
Monon Greenway Overlay District Classifications. Filed as Carmel Plan Commission Docket No. 11080011 Z
of the City of Carmel Department of Community Services.
2. Z- 555 -12: Amend Carmel Zoning Ordinance Chapter 23H: Monon Greenway Overlay Zone in order to modify
the development standards for properties abutting the Monon Greenway. Filed as Carmel Plan Commission
Docket No. 11080013 OA of the City of Carmel Department of Community Services.
Taxpayers appearing at the meeting shall have the right to be heard.

Dear Property Owner:
In an effort to protect the natural character of certain areas along the Monon Greenway, the City of Carmel is proposing to
enact the Monon Greenway Overlay Zone. This letter is to inform you of a proposal to amend the Official Zoning Map
along the Monon Greenway, specifically including properties along the Monon Greenway from 1s' Street NW to 146`
Street (see enclosed map). The Carmel Plan Commission will hold a public hearing on this proposed map amendment on:
Tuesday, September 20, 2011, at 6:00 p.m.
Carmel City Hall, Council Chambers, 2nd Floor
All interested parties will have the opportunity to speak and ask questions at the public hearing. Written comments should be filed
with the Secretary of the Plan Commission on or before the date of the Public Hearing. All written comments and objections will be
presented to the Commission.
BACKGROUND: Since this particular area along the Monon Greenway is primarily residential and heavily vegetated,
these properties are proposed to be designated in the "Natural Section" of the Monon Greenway Overlay Zone. Many
current zoning requirements will remain; however, the emphasis of the Overlay Zone will relate to maintaining the tree
cover and overall residential character of property nearest the Monon Greenway. No changes would be required by an
existing resident upon the approval of this proposal. Rather, this proposal is meant to affect future construction and
improvements along the Monon. For instance, new homes would be required to be built at least 60' from the Monon
right -of -way; while, existing residences would be allowed to construct additions or accessory buildings as close as 30'
from the Monon right -of -way
For more detailed information on the Monon Greenway Overlay Zone ordinance, you may obtain copies at City Hall, in
the Department of Community Services Office from Sam -5pm, Monday Friday. Carmel Zoning Ordinance, Chapter
