Entryway signage HSJanet\Centex\TOC-PC 031505.doc EXPLANATION, The real estate which is the subject of this ADLS/DP approval is approximately 12.2 acres and is located north of and adjacent to Smokey Row Road/136th Street, east of and adjacent to the Monon Trail, and west of Rangeline Road. This real estate received an unanimous favorable recommendation from the Plan Commission and unanimous approval from the City Council in December 2004 to rezone the property to the Traditions on Monon Planned Unit Development Ordinance. The current ADLS/DP application represents the next stage of the development of the real estate. Centex Homes is the developer/builder for this project, and seeks to construct approximately 135 townhome units according to the standards set forth in the Traditions on the Monon PUD. The development will include high-end, classic-styled "for sale" townhome units to be arranged along intimate private streets and landscaped courtyards. The western perimeter of the project is adjacent to the Monon Trail and the site plan creates a well-planned, scenic view corridor along the Monon Trail. The southern perimeter of the project is adjacent to Smokey Row Road/136th Street and the landscaping and improvements in this area create another scenic corridor. The enclosed plans and drawings set forth the proposed site plan, development plan, landscape plan, building elevations, lighting exhibits, and entryway signage for the project. We look forward to presenting this proposal to the Plan Commission at its March 15, 2005 hearing for ADLS/PP approval.
