Co 1 The Barrington of Carmel Project Description General Description The Barrington of Carmel will be a new full continuum senior living community located in Carmel, Indiana. The Community will be located on approximately 19.5 acres of land at 1335 S. Guilford Road in Carmel, Indiana. The Community will consist of 141 independent living apartment -style residences, arranged in one and two bedroom configurations housed in a three -story building, 56 residential -style assisted living apartments arranged in one and two bedroom configurations, 26 memory support assisted living suites, and a skilled nursing facility that will house 38 nursing units. Each level of care has its own common and support areas; however, all residents of the Community are served by a main kitchen. Approximately 102 underground parking spaces and 269 open surface parking spaces supporting the Community will be constructed. The Community is approximately 375,000 square feet and is primarily wood construction (underground parking garage is concrete) with a full NFPAI3 fire protection system. Independent Living The 141 Independent Living Units will be located in a three -story residential building on the North end of the site. The Independent Living public common areas include central gathering space, multi purpose room, living room, main dining room, cafe/bistro, private dining room, wellness /fitness center, business center/library, beauty salon/barber shop, club room, creative arts center, residential storage, mail alcove and administrative areas. Reserved underground parking spaces will be available to the majority of the Independent Living residents. Each Independent Living Unit will be furnished with floor coverings, window blinds, self defrosting refrigerator and freezer with ice maker, range /oven, dishwasher, microwave oven, garbage disposal, stacked washer /dryer units, an emergency call system, fire sprinkler system and a telephone /data communications port. All utilities, except telephone, Internet services and expanded cable television services, are included in the monthly service fee. Assisted Living and Assisted Living Memory Support The Community will include 56 Assisted Living Units and 26 Memory Support Units in a secured environment, which together are called the Assisted Living Center. The Assisted Living Center will be a three story building located on the Southern end of the property adjacent to S. Guilford road. The Assisted Living Residents Units have been designed to foster the continued independence of persons who require varying amounts of assistance with activities of daily living. The Assisted Living Residents Units (not including Memory Support Units) will be private apartments with kitchenettes and full baths and will be furnished with amenities similar to the Independent Living Units, but will not include the kitchen range, dishwasher, or washer and dryer. The common areas within the Assisted Living Center will include a lobby, lounge, arts and crafts area, multipurpose room, library, dining room and adnunistrative and support areas. There is a separate entrance, shared with the Health Center, from a parking area adjacent to the Assisted Living and Memory Support Units as well as internal access from the Independent Living side of the project. The Memory Support Residents Units will be private suites with full baths that will be furnished with amenities similar to the Assisted Living Units. but without kitchenettes. The Memory Support area will have secured access and separate common areas which include similar amenities as the common area found in the Assisted Living commons. Skilled Nursing Health Center The Health Center will be a 1 story rectangular building that surrounds a landscaped courtyard and will be located on the Southeastern corner of the property. It will contain a total of 38 nursing units as well as public commons and related service and support spaces. Health Center common areas will include a warming kitchen, an administrative office suite, resident dining rooms, activity rooms, lounges, a common therapy suite and bathing areas. There will be a separate entrance, shared with the Assisted Living Center, as well as internal access to and from the Independent Living side. Square Footage Summary Parking 38,917 sf.
