LETTER of GRANT
RE: The Meadows at Legacy (Legacy PUD)
Docket No. 12030019 PP and Docket No. 12040003 ZW
Dear Jon:
The Subdivision Committee of the Carmel Plan Commission took the following action at its meeting on June 05,
2012, regarding an application for primary plat approval for 148 Lots on 59.89 acres and a zoning waiver request
from PUD Z- 501 -07, Exhibit 8, Architectural Standards /garage setback from front facade of dwelling. The site is
located at the southwest corner of Community Drive and future Cherry Creek Blvd, and is zoned PUD/Planned
Unit Development.
APPROVED: Docket No. 12030019 The Meadows at Legacy (Legacy PUD) CONDITIONED UPON
1) Adding one pedestrian connection and/or easement from the Subdivision to the school,
in the vicinity of lots 47 and 41;
2) Working with the Carmel Dept of Engineering to provide a ten (10) foot wide path
along Community Drive, (instead of two, five -foot wide sidewalks) but also keeping the
sidewalk on the lot side of the frontage place road within The Meadows plat.
Docket No. 12040003 ZW PUD Z- 501 -07, Exhibit 8, Architectural Standards/garage
setback from front facade of dwelling, as approved with the CONDITION of the Anti
Monotony Code, as amended at the Committee meeting of June 5, 2012, pursuant to the
following:
Meadows at Legacy Monotony Mitigation Code:
1. Front Facades on Same Side of Same Street: The front facade of a home on a Lot (the
"Subject Lot shall not be duplicated on the same model of home located on the same side of
the street on the first two lots to the immediate left of the Subject Lot or on the first two lots to
the immediate right of the Subject Lot.
2. Front Facades on Onnosite Side of Same Street: The front facade of a home on a lot located
on one side of the street (the "Facing Lot shall not be duplicated on the same model of home
located on any of the three contiguous lots located directly across the street. For purposes of
identifying the three contiguous lots located directly across the street, the middle lot of the
three contiguous lots is the lot that, absent the intervening street, would share with the Facing
Lot the longest segment of front lot line.
3. Exterior Siding Color: No two side by side homes on contiguous lots shall have the same
exterior color on the primary structure of the home.
4. Masonry Package: No two side by side homes on contiguous lots shall have the same masonry
package of the same base color.

5. Relief: After homes have been built on 120 lots, and upon written request by the owner of any
of the remaining lots, the Director of the Department of Community Services shall have the
authority, without the requirement of notice or hearing, to administratively allow relief from
any of the 4 provisions set forth above; provided, however, that in considering a request for
such relief, the Director shall review the minutes of the meeting of the Subdivision Committee
that occurred on June 5, 2012.
In order to assist the Department's review, please attach a copy of this letter when making application for permits
regarding the improvements contained within this approval.
