Docket No. 1.1100007 ADLS Amen Tru Forth Auto.
The applicant seeks approval to remodel the exterior fascia of the building. This is in conjunction with new
signage and an existing interior remodel already in process. The site is located at 3130 E. 96 St. and is zoned B-
3/Business. It is not located within any Overlay Zone. Filed by Mike Balay of Balay Architecture on behalf of

The applicant seeks approval to remodel the exterior fascia of the building, which is located just west of the Tom Wood
Ford building at the northwest corner of Keystone Pkwy 96 St. This is in conjunction with the new signage and an
existing interior remodel that is already in process, where the signage was previously approved by the committee.
Proposed changes are the painting of the building, the addition of new aluminum composition metal fascia, the addition of
new glass /aluminum doors, and slightly increasing the height of the building. These changes will freshen up the look of

Recommendation: After all comments /concerns are addressed, the Dept of Community Services (DOCS) recommends
positive consideration of Docket No. 11100007 ADLS Amend.

2. Docket .No. 1110001.0 ADLS A end: Happy Dog Hotel Spa.
The applicant seeks approval to place one new wall sign and update the exterior of the building. The site is located at
233 2 Ave. SW and is zoned I -1 /Industrial. It is not located within any Overlay Zone. Filed by Beverly Schroeder,
owner.
The applicant seeks approval to update the look of the building and parking area for a dog boarding and grooming
business. (The building used to house The Mystery Company.) The building will be painted a tan/brown color and will
have ivory trim and black window awnings. Please view the petitioner's informational packet for further detail.
In the past, the site was used for industrial uses and with that, the site remains paved with no landscaping. The petitioner
proposes to add two planters near the front door that will have juniper evergreens planted in them. Variance approval
from the Board of Zoning Appeals will be required for relief from the Zoning Ordinance Chapter 26.04: Perimeter
Buffering Requirements, for no landscaping on the site.
The wall sign on the building will face west and will be 29 square feet in area, and 30 square feet is the maximum signage
square footage allowed. The wall sign will be illuminated by two gooseneck lights. Other lighting of the site includes a
few wall mounted carriage lights and wall pack lights. The Department would like the petitioner to verify that the
wall packs have 90- degree cut offs so that they have downward lighting.
The parking area will be re striped and will provide 5 parking spots. A bicycle rack will also be placed on the site.
Recommendation:
After all comments /concerns are addressed, the Dept of Community Services (DOCS) recommends positive consideration
of Docket No. 11100010 ADLS Amend.
