Dear Angie:
Thank you for your preliminary comments. On behalf of L & Q Realty, LLC, below, in italics,
please find the responses to your comments.
1)Please provide digital copies of any revised plans and applications.
We have duly noted and will submit accordingly.
2)Please provide copies of your correspondence with the TAC members and their
correspondence with you.
You have been copied on all correspondence to date and we will continue to copy you on
future correspondence.
3)Provide the filled out and notarized affidavit of notice of public hearing page of the
application.
We have duly noted and will submit following public notice.
4)Provide the filled out and notarized Public Notice Sign Placement affidavit page of the
application.

5)Prepare an estimated construction cost to comply with the Thoroughfare Plan &
Alternative Transportation Plan; contact the Engineering Dept. for more details, at
571-2441.
We have discussed this comment with the Engineering Department. The Engineering
Department has requested at this stage that we add a commitment to the proposed
commitments that we will comply with the requirements of the Thoroughfare Plan. As a
result, a commitment will be added that "The Developer shall comply with the requirements
of the Thoroughfare Plan in accordance with Chapter 2.09 of the Zoning Ordinance."
6)Please verify with the City EngineeringDept. whether or not a traffic impact analysis is
required.
A traffic impact analysis is being prepared and we will provide a copy of the analysis to the
Department of Community Services once completed.
7)Please provide the bike parking details on the siteplan, per ZO Chapter 27.06 of the
ordinance.
The concept plan has been updated to reflect a potential location for bicycle parking. The
exact location and construction details will be determined at the time of development
approval and will comply with the City's Zoning Ordinance.
8)Daren Mindham with the City Forestry Dept, will review the Tree Preservation Plan
and Landscape Plan aspects of the rezone.
We have duly noted.
9)Signage –will it just comply with the Sign Ordinance (Chapter 25.07 of the Zoning
Ordinance)?
No modifications are being requested to the Sign Ordinance at this time.
10)We understand that this would be a straight rezone to B-1, permitting all land uses
allowed in that district. The Department would like you to limit the types of land uses
that would be permitted with the rezone.
Per our subsequent correspondence and no specific requests at this time from the
Department for which land uses to limit, we have duly noted and we will be prepared to
consider and respond to any requests to limit specific uses throughout this process.
