Docket No. 04050045 PP Amend: Cherry Creek Estates The applicant seeks to amend the initial primary plat to be 353 total lots on 174 acres:!:. The site is located southeast of Hazel Dell Pkwy and Cherry Tree Rd. The site is zoned S- l/Residence-ROSO. Filed by Dennis Olmstead of Stoeppelwerth & Assoc. for Platinum Properties, LLC. The Subdivision Committee forwards the primary plat to the full Plan Commission with a 5-0 favorable recommendation subject to the following conditions: 1. That the applicant provide a landscape plan entry detail. If this is not submitted with the Primary Plat on will need to be submitted and reviewed by the Special Studies Committee as an ADLS Amendment in the future. 2. That the applicant include the agreements outlined in their August 3Td letter to Mr. And Mrs. Lunik in the commitment. 3. That the applicant further address the fence and tree damage. 4. That the applicant provide construction traffic signage. 5. That the applicant provide for cemetery upkeep. The applicant has provided the Department a commitment in writing that verifies that they are agreeable to these conditions (see enclosed document). The Department recommends that this Primary Plat be approved as amended. Additional Note: Written findings are required for action on the Primary Plat. The applicant shall present these to the Commission at the meeting prior to approval. Background: The applicant is proposing an addition to a previously approved 273-10t subdivision. The proposal will result in a total of 353 lots. Please see the informational packet provided by the applicant to view the layout of the lots and the areas provided as open space as well as the anticipated home elevations. The added section is north of Cherry Creek Boulevard and east of Cherry Tree Road. Access to the area is provided along both roadways. PCR-2004-0817
