Docket No. 04050045 PP Amend: Cherry Creek Estates The applicant seeks to amend the initial primary plat to be 353 total lots on 174 acres:!:. The site is located southeast of Hazel Dell Pkwy and Cherry Tree Rd. The site is zoned S- l/Residence-ROSO. Filed by Dennis Olmstead of Stoeppelwerth & Assoc. for Platinum Properties, LLC. Residents adjacent to the proposed addition to Cherry Creek Estates provided several comments to the Commission at the July 20th meeting. Please see their letter enclosed. The Commission requested a larger aerial photo of the subject area, a representative from Pulte to be at the Committee meeting, and better signage on Cherry Tree directing construction traffic to use hazel Dell (as opposed to Cherry Tree Road). The applicant still needs to provide the following to the Commission for review: 1. Landscape Plan for the new area as well as entry feature information. 2. A letter to address the request by the Department to complete the improvements to Cherry Creek Boulevard (completion of center median). 3. Information regarding discussions and agreements with adjoining property owners. 4. Additional information on how the cemetery will be addressed within the common area of the subdivision. The Department recommends that the Subdivision Committee forward this item back to the full Plan Commission after all comments and concerns are addressed. If the Department is not provided the requested information or resolution to the above items prior to the meeting we will request the item be tabled to the September 7th Committee meeting. Background: The applicant is proposing an addition to a previously approved 273-lot subdivision. The proposal will result in a total of 353 lots. Please see the informational packet provided by the applicant to view the layout of the lots and the areas provided as open space as well as the anticipated home elevations.
