North Haven, Block D, lots 1-2: CP Morgan Buildings 2 & 3
The applicant seeks approval to build two office buildings. The site is located at the
northwest of 96th Street and Gray Rd.. The site is zoned R-5/Residence.
Filed by Blair Carmosino of Duke Construction for CP Morgan Communities, LP.
The applicant is requesting approval of a Development Plan Amendment for the construction of
two office buildings that will complete the existing North Haven Development. Please see the
informational packet prepared by the applicant for an overview of the site. Consideration of a
Development Plan Amendment requires a public hearing prior to final action by the Plan
Commission.
As some Commission members may recall building designs and a layout similar to the proposed
plans were approved in 2001. Due to the minimal level of changes to the building design and
site modifications the Department requests that the Commission suspend the rules and take final
acti~n on the DP Amend after the conclusion of the Public Hearing. We anticipate few, if any,
comments from the public due to the plan being basically the same as what was previously
approved with modifications made to allow for changes made to the building size and layout.
The applicant should focus its presentation on the changes made to the original site and building
design.
The Department has one question that the applicant has indicated they will address .at the
meeting. That question is with regard to the screening of rooftop mounted equipment. Revised
elevations and exhibits will be distributed at the meeting to illustrate appropriate screening.
The Department recommends that the DP Amendment be approved this evening after the
public hearing is conducted.
