Asking for your comment on that topic was more to confirm my analysis. As for the variance to not have on- street parking along 131 Street, I'm needing some guidance as there is a conflict between the Development Standards of the Old Meridian District and the Transportation Plan. Section 20G.04.02(A) clearly states All streets (within the OM District) must accommodate on- street parking however that portion of 131 Street is designated as a Primary Parkway, as shown on the Thoroughfare Plan Map, a classification which does not .permit on- street' parking. In the case of this conflict, which requirement rules? If the Thoroughfare standard overrules the OM District standard, I don't believe a variance for on- street parking is still needed for this new site plan. Please let me know your thoughts. Thank you. Please incorporate this revised plan into the project's file. As you review this revised plan, please let me know if any additional variances (additional to those that have already been requested and assigned docket numbers) are now needed. If any additional variances are needed, please let me know immediately as new Legal Notice would be required to be published no later than December 29 for the project to stay on schedule for the January 24 hearing date. What they have done to comply within their project should suffice, it's a big improvement, and think it should be up to the City Engineer to build, or require of the developer, the on- street parking with a Main Street widening improvement. (but, this is in addition to the Old Meridian district zoning ordinance requirement to have on- street parking....) I am particularly concerned about the variances requested regarding compliance with the Thoroughfare Plan and the Street Parking Requirements in the Old Meridian Development Area I urge the, Board of Zoning Appeals to deny both variance requests as recommended by the planning staff so that this area can continue to develop with proper infrastructure and reach its full potential.
