Sent: Monday, December 12, 2011 10:33 AM To: David Fineberg Cc: Conn, Angelina V Subject: Hunter's Quest/ValuScript Hi David, I have calculated the square footage for the Valuscript signs by drawing a box around both signs, including the "dead space" in between them. This overall size measures 15.7' x 20" 26.18 sq. ft. This is well under the 35 sq. ft. allowed. Therefore, no variance is required for number of signs or two signs facing a ROW. Also, you do not need to come back to the Special Studies Committee meeting on January 3` for this item. This is because the sign on the awning is less than 3 sq. ft. and is considered exempt. The administrative Dept. approval will stand for the sign /awning facing west. I would also recommend that we try using this sizing method for any other new tenants that may come into this building. The answer to your question is: 114 SF. The only land disturbance is adjacent to the building to allow the vehicle to pull close to the drive up window. Thanks so much, Gary" I do not think that traffic will be an issue. I assume that you will need to add some signage in addition to the pavement markings. I suggest signage that indicates "Do Not Enter" for traffic entering the site and wanting to drive north into the one way drive aisle and "Yield" signs for the SB traffic in the one way drive aisle. We are simply proposing to route the drive through traffic around the west parking field with three directional arrows and a stop line parallel to the building line. Our tenant anticipates 1, perhaps 2 at the most, vehicles will be in the drive through cue at any one time, as most of their work is compounding and requires some lead time. Given the lack of anticipated traffic and the layout of the site, we don't anticipate any issues. Please let. or Shawn or I know if we can be helpful. I will check the sign package, too, for Hunters Quest to see how much signage they can have and what type of font /color/ lighting, etc. I would think if they can make the sign facing west 3 sq ft or less in area, then they would not need that variance. I think you may have already talked with David Fineberg about this project in his building on Carmel Drive. ValueScript is wanting to put in a pick up window in the west elevation of 102 East Carmel Drive. David indicated that because of the minor nature of this, that he was told this could be handled on a less intensive scale than a full ADLS review. What do you need me to provide to get this moving? We have a site plan showing how the vehicles would approach the pick up window, and an elevation of the side of the building with the pick up window shown. Overall, I do not think this will be a problem. I do have a few comments... It is not ideal that traffic will need to "cross over" when leaving the service window. Such traffic will need to compete with incoming traffic and traffic attempting to park in the spaces adjacent to the drive aisle on that side of the building. There appears to be adequate stacking room for a drive through with the proposed configuration and I do not expect this type of service to affect traffic on Carmel Drive. Do you have any peak hour projections for vehicles that will utilize the drive through? I think it could work, so long as there aren't too many directional signs. Maximum 3' tall and maximum 3 sq. ft. would still be the maximum size allowed. Utilizing arrows on the ground could help as well. Also, if the sign at the pickup window is less than 3 sq ft in area that would be good too. The Engineering Dept would help review the traffic flow on and off site. As far as the tenant wall signage facing carmel drive, the sign package states that letters must be maroon in color, and the size must meet the sign ordinance requirements. And that is measured by sign's distance from the street and the tenant space width.
