The site is located southeast of Pennsylvania Street and 131st Street. The site is zoned OM/MF - Old Meridian Multi- Family. Filed by Paul Reis of Drewry Simmons Pitts & Vomehm for Edward Rose Properties. A single report has been prepared addressing all three of these requests. Public Hearings are required for items 6h and 7h only. The applicant is proposing to rezone 2.567 acres within the Old Meridian Zone from the Single Family Attached (OM/SFA) designation to the Multi-Family (OM/MF) designation and expand the previously approved plan onto that area as well as incorporating the land at the comer of Pennsylvania and Main Street. The rezone is addressed under tabs 1-5 in the booklet and the ADLS within tabs 6-10. The rezone is necessary to consolidate an appropriate area within the parent tract into a single zone to allow the proposed multi-family use. Old Meridian / Multi-Family (OM/MF) is proposed to allow the construction of the apartment community envisioned for the area as part of the Old Meridian Plan. You will find included in the information packet a copy of the plan approved in 2003. The Department views this proposed rezone as a logical step in realizing the vision of the Old Meridian Plan. The petitioner has displayed how the previously approved area complies with the requirements of the Old Meridian plan as outlined in the Ordinance andiComprehensive Plan for the area. The Department has no outstanding issues with the proposed ADLS for the amended area. The applicant is requesting relief from the requirement to brick 100% of the elevatioNs of all buildings. Please see the informational booklet to review the proposed elevations. These are the same elevations previously approved. However the applicant needs approval to be granted to allow the area of expansion to math that area already approved by the Commission.
