1. The approval of this variance will not be injurious to the public health, safety, morass and general welfare of the
community because:

DECISION
3. The strict application of the terms of the Zoning Ordinance to the property will result in practical difficulties in the
use of the property because:
it is essential that the patients and visitors to the 12188 A and 1218 B buildine.s are able to locate
the correct building, where their health care providers are located. The proposed awning sign will
sinificantly help brand the 12188- B buildinc4.
IT IS THEREFORE the decision of the Carmel /Clay Board of Zoning Appeals that Development Standards Variance
Docket No. 12070003 V is granted, subject to any conditions stated in the minutes of this
Board, which are incorporated herein by reference and made a part hereof.

Statement of Variance
HCRI Carmel Building A Medical Facility, LLC and HCRI Carmel Building B Medical
Facility, LLC (collectively the 'Petitioner are requesting Board approval to:
(i) allow an additional wall sign, which will be one sign more than permitted, which will
significantly help to brand the 12188 B building as the Franciscan St. Francis
Health Building. [Ch. 25.07.02- 10(b)]; and,
(ii) allow for two (2) of the proposed Private Traffic Directional Signs to be slightly
larger and slightly taller than permitted, which will reduce the overall number needed
[Ch. 25.07.01- 03(e)].
Per the plans filed, these signs incorporate the building colors and have been designed to
complement the overall development.

Statement of Support
The North Meridian Medical Pavilion (the "Project is comprised of 2 medical office buildings
which front U.S 31/Meridian Street, with shared parking to the west adjacent to Illinois Street. Each of
the buildings is entitled to two (2) wall tenant identification signs facing U.S. 31, per a previous variance
approval (04110022 V). Additionally, as a part of the approved signage package for the Project, there is a
Multi- tenant Building Complex Directory Sign located on the Frontage Road adjacent to U.S. 31
(07050010 ADLS Amend.) and a Center Identification Ground Sign at the north entrance along Illinois
Street (08020019 V). In the near future, there will be a Center Identification Ground Sign at the south
entrance along Illinois Street (12040021 V 22 V) and a directory sign near the entrance of each
building (12040023 ADLS Amend.).
HCRI Carmel Building A Medical Facility, LLC and HCRI Carmel Building B Medical Facility,
LLC (collectively the "Petitioner are requesting a variance of the Sign Ordinance in order to allow
additional signage, previously approved on June 27, 2012 by the Special Studies Committee of the
Carmel Plan Commission, that will significantly assist in getting patients and visitors to the site to the
correct building.
