JANUARY 24, 2012
General Info:
The Petitioner was first approved for a new dog boarding
and grooming business at the November 1, 2011
Subdivision Committee of the Plan Commission. Variance
approval is required for relief from the Zoning Ordinance
Chapter 26.04: Perimeter Buffering Requirements, for no
landscaping on the site. The previous occupant was The
Mystery Company.
Analysis:
The building has been painted a tan/brown color and has
ivory trim and will have black window awnings. In the
past, the site was used for industrial uses and with that, the
site remains paved with no landscaping. The pavement
and/or sidewalk would have to be torn out to make room
for building plantings. The petitioner proposes to add two
planter boxes near the front door that will have juniper
evergreens planted in them. This will help soften the look

Findings of Fact
1. The approval of these variances will not be injurious to the public health, safety, morals, and general
welfare of the community because: only serves to improve and beautify a non green capable space. Secure
planters will be placed against the building to ensure safety and easy walkway.
2. The use and value of the area adjacent to the property included in the variance will not be affected in a
substantially adverse manner because: No, these planers serve to beautify the area which has the hardship of no
green space.
3. The strict application of the terms of the Zoning Ordinance to the property will result in practical
difficulties in the use of the property because: there is no workable green space of the site. It would require
removal of the building's only parking or the city sidewalks.
Recommendation:
After all concerns have been addressed, the Dept. of Community Services recommends positive consideration of Docket
No. 11110015 V.
