I have also enclosed the applicable sheets from the plans approved during the ADLS process. In addition, I have enclosed the Site Plan approved during the ADLS process and a portion of the Site Plan approved with the construction documents with some of the sidewalks removed for clarity purposes showing the proposed locations of the structures. Minor modifications have occurred to the plans since the ADLS approval. The "wing" of the Maintenance Building has been made slightly smaller. The Mail Kiosk has been modified slightly because of recent changes to US Postal Service specifications for mailboxes. Please review and sign off that these plans conform to the ADLS approval so that we can proceed with the building permits process. If you have any questions, please do not hesitate to contact me at 38 -4317 ext. 114 or by email at steve _hormann @edwardroseapts.com. I have also attached a Site Plan to show building locations on adjacent property. We propose to install four (4) dishes, each 1 meter in diameter. Two will be mounted on the rear wall of the clubhouse and two will be ground- mounted. None will be mounted on the roof. Buildings will obscure views of the dishes from public rights -of -way (Fairfax Manor Drive to the north and the future Grande Boulevard to the east). Union Springs Drive is a private street immediately to the east, and views from there will be obscured by landscaping. The clubhouse building will also obscure views from the west. The nearest adjacent property (ManorCare at Summer Trace) is approximately 80' to the south. Views from the south will be obscured by landscaping. I have tried to present this in the context of chapter 25.12 of the zoning ordinance. Please let me know if this proposal is acceptable and whether we can proceed with the permit application process. In that Memorandum for the above-referenced docket number, it states: "* Note: Petitioner is willing to give up right-of-way for round-about at 13 1st Street and Pennsylvania." I would like to correct this Memorandum to reflect the conect position of my client concerning this right-of-way issue. As stated at the meeting, our client will dedicate the necessary right-of-way on 131 sl Street and Pennsylvania Street consistent with the requirements of the City of Cannel Thoroughfare Plan. As you know, the proposed round-about at 131 sl Street and Pennsylvania has not been designed, nor has it been added to the Thoroughfare Plan, therefore, when the design of that roadway improvement is completed, our client will enter into discussions with the City of Carmel concerning the dedication of that real estate accordingly.
