The approval of this variance will not be injurious to the public health, safety, morals and general welfare of the community because: The proposed sign location will effectively address identification of one of the major tenants of the building from Meridian Street I -465. 2. The use and value of the area adjacent to the property included in the variance will not be affected in a substantially adverse manner because: Wall signs facing Meridian Street 1 -465 are consistent with the majority of multi tenant multi- level buildings in the corridor and allow for reasonable identification of major tenants. Adequate identification of major tenants promotes higher occupancy rates in the corridor. 3. The strict application of the terms of the Zoning Ordinance to the property will result in practical difficulties in the use of the property because: Adequate identification of major tenants is critical to the success of building leasing. Absent utilizing the proposed sign location the owner will be placed at a competitive disadvantage with other similarly situated buildings in the US31/Meridain Street Overlay which are permitted more than one sign location facing Meridian Street 1 -465. DECISION IT IS THEREFORE the decision of the Carmel Board of Zoning Appeals that Development Standards Variance Docket No. 11110007 V is granted, subject to any conditions stated in the minutes of this Board, which are incorporated herein by reference and made a part hereof.
