Docket No. 11070022 Z: CoCo Commons PUD
The petitioner has not responded to the initial TAC comments.
Docket No. 11110009 DP /ADLS: Fifth Third Bank
We just received a response to the TAC comments. Engineering has been actively working with the petitioner
on this project and has no issues with this moving to committee.
Docket No. 11120004 PV: Taylor Trace Plat Vacation, Lot 12.
Engineering has no issues with this request.
Docket No. 11.11001.5 DP /ADLS: The Bridges PUD, Office Residential Use Block, Berm
Engineering has no comments on the proposed landscaping plan. Engineering is still reviewing the Mass
Earthwork package through which the berms will be constructed. I am checking if proper variance was obtained
for the landscaping to be located within the sanitary easement and right -of -way. If this variance has not been
obtained, then application shall be made to the BPW.

Hi Angie! Here is where I am in the process:
1. I picked up the adjoiner list today and addressed all the certified mailers. I am assuming you need a return
receipt green card as well?
2. The ad is set to go in the Indy Star and they will be mailing me the confirmation
3. The sign has been ordered and should be ready by next week.
4. I have emailed the plans to all the TAC members and so far the responses I have received where "no comments
or concerns" I assume they cc'd you on these? If not I will forward them to you.
5. The application is almost complete I just had a few more questions: What content is required in the 15
informational packets? What is the subdivision control ordinance waiver request?
I think that is it for now we are getting there!:)

Dear Member of the Carmel TAC committee,
I am attaching documents for a proposal to remove my property from its current subdivision: Taylor Trace.
Our home is situated on a 1/2 acre parcel on the south side of 146th street, just east of Carey Road. Our property
contains the original farmhouse (built in 1900), and the subdivision was created from the remaining acreage in 2003.
Taylor Trace consists of 12 lots, 11 of which are located on the small cul -de -sac Taylor Trace Drive.
It has been discussed at various home owners association meetings to remove my property from the subdivision. The
rationale is that we do not benefit from any improvements made to the common areas, and therefore creates a conflict of
interest to the other home owners. The overall consensus is a preference to have our parcel removed from Taylor Trace
and replatted as such.
All homeowners are in favor of this request and I appreciate any feedback you have on our proposal.

shorter application that I submitted the other day. I assume by the timeline that I am only required to fill out the first

Hi, Mary in order to remove lot #12 from the recorded plat, you will need to seek Plat Vacation approval from the Plan
Commission. The filing fee will be $302, for an amended plat. We would also want to keep the drainage and utility
easement intact, that runs along the back of your lot.

And when the plat vacation is approved, then you will need to submit for administrative secondary /final plat approval, to

I just got your voicemail message. Most likely you will have to hire a land use attorney and /or a land surveyor or engineer
to draw up the legal description for your lot to be vacated from the taylor trace plat. and most of the items on the
application checklist I sent you will probably not apply to your petition. Here is a link to a similar plat vacation item, but
on a greater scale, and where they vacated the lots and the streets, just so you can see what documents were drawn up:

Hi, Mary in order to remove lot #12 from the recorded plat, you will need to seek Plat Vacation approval from the Plan
Commission. The filing fee will be $302, for an amended plat. We would also want to keep the drainage and utility
easement intact, that runs along the back of your lot.

The plan commission filing dates deadlines, as well as process flowchart, can be found online at:

Weihe Engineers did the original plat, so they might be able to help you with this, as far as the legal description for lot
12, and so forth.
Also, here is a link to an example of a plat vacation for an entire neighborhood, it shows you the gist of it:

And when the plat vacation is approved, then you will need to submit for administrative secondary /final plat approval,
to show the new subdivision plat, without the platted lot. This new document would then get recorded. Here is a link to
