If I am unable to attend the Monday BZA hearing for Docket No 12060013 V ZO Chptr 23D.03.C.I.b.i

The site is located at 32,1st Avenue NE. The site is,zoned B-1/Business within the Old Town I wanted to share
information with you that I feel is valuable to their pursuit of the zoning variances. I am attaching photos of the
subject property, several of which were taken from my adjoining property at 120 1st Ave NE.
My porperty and the subject at 32 1st Ave NE share the same zoning classifications and have since 1987 when I

purchased my property:The property line between the subject and myself is defined with border trees that, if I
am correct, are the property of both Duell Properties Group LLC and me. Any changes that would effect the
modification or removal of.the border trees must be mutually agreed upon.
My concern of ANY business at 32 it Street NE is directly related to placement of.dumpsters, employee
parking,client parking, hours of operation,noise and light pollution as well,as the impact on my property value
of a partial zoned for zoned for both residential and commercial use.
When the Ginko Tree was in front of the zoning board prior to opening the greatest concerns were the look of
the building in conforming to the "Old Town"flavor and parking. This request for zoning variance at 32 1st
Ave NE appears to have a greater negative impact to those concerns today.

The street parking on 1st Ave NE during monthly events such as the 2nd Saturday walk as well as Carmel Fest
Parade and occasional festivals creates such a congestion that it would be nearly impossible for emergency
vehicles to travel north or south in the event of an emergency. As a note, emergency response had a degree of
difficulty at this years parade while responding to those in the area effected by heat related medical conditions.
The neighborhood is a mix of families with young children to elderly individuals. I st Street NE and 2nd Street
NE act as arteries for the functions held at the High School throughout the year. People are constantly in
disregard of the current 4 way stops in those intersections. Add the street parking that this variance will create
and the potential for negative issues pedestrians, residents and patrons increases dramatically.
Please forward this information to all parties of interest for their review. If I can make it to the meeting on
Monday I welcome the opportunity of sharing these concerns.
