The applicant seeks the following development standards variance approvals:

The site is located at 1305 S. Range Line Rd. and is zoned B-8/Business within the Carmel Dr./Range Line Rd.

replace a grandfathered sign with a new sign that meets the
current ordinance. The placement of the sign will not obstruct any driver's vision and will potentially help motorists fmd
businesses that are set back off the street.

Findings of Fact:
1. The approval of these variances will not be injurious to the public health, safety, morals, and general
welfare of the community because: The landscaped ground sign will complement the site and surrounding
context.The sign will be set back away from the road right of way and will not obstruct the vision of drivers.
2. The use and value of the area adjacent to the property included in the variance will not be affected in a
substantially adverse manner because: The landscaped ground sign will complement the site and surrounding
context. The sign will be set back away from the road right of way and will not obstruct the vision of drivers.
3. The strict application of the terms of the Zoning Ordinance to the property will result in practical
difficulties in the use of the property because: otherwise the applicant may not be able to adequately identify
tenants within its building,possibly negatively affection patrons locating the site and possibly negatively affecting
tenants' success.
Recommendation:
After all concerns have been addressed,the Dept. of Community Services recommends positive consideration of Docket
Nos. 11120019 and 11120020 V.
