The applicant seeks approval to place one new ground sign on the property. The site is located at 1305- 1329 S. Range Line Rd. and is zoned B-8/Business, located within the Carmel Drive/Range Line Rd. Overlay Zone. Filed by David Fineberg of the Fineberg Group, owner. The site currently has a.grandfathered sign that is greater than 6 feet tall to identify the shopping center. This sign will be removed and replaced with a sign that meets the current Sign Ordinance standards. The Petitioner is proposing a new ground,sign to be placed within the Carmel Dr./Range Line Rd. Overlay zone. This required variance approval because ground signs are prohibited in the overlay zone. The BZA granted the variance approval on Jan. 24. The Sign Ordinance also calls for equal representation of all tenants on a ground sign. The Petitioner requested relief from this requirement to allow larger tenants to have a more prominent space on the sign. BZA variance approval for this requirement was also granted on Jan. 24. The proposed sign is 44 sq. ft. and 6' tall. The Sign Ordinance allows 45 sq. ft. and 6' tall. The placement of the sign will not obstruct any driver's vision and will potentially help motorists find businesses that are within this complex. The sign is white with tan accents and has room for multiple tenant panels. The sign specs call for "routed style replaceable tenant panels." Petitioner: Please confirm if this means that only each tenant's name would shine through at night. (This would be the Department's preference.) Please see the petitioner's informational packet for more detail. Recommendation: The Dept of Community Services (DOCS)recommends that the Committee approves this item. 1
