More importantly,these conditions fit within the rest of a m F. Having the 25%rule keeps the logo size in check °! 51 6,; though. cLi The new sign will face east towards College Ave. and I-465. There is no residential zone within 1,000 ft. of the sign's proposed location. The 100 sq. ft. size meets the Sign Ordinance for size, as well as other signs on this building and within the complex. Please see the petitioner's informational packet for more detail on each variance request. Findings of Fact: 1. The approval of these variances will not be injurious to the public health, safety,morals,and general welfare of the community because: the I-465 frontage provides for greater visibility for wall signs and the number and size of wall signs approved for this building will be consistent with other buildings in the area. 2. The use and value of the area adjacent to the property included in the variance will not be affected in a substantially adverse manner because: the proposed sign will be consistent with other signs existing in the US 31 Corridor Overlay Zone. 3. The strict application of the terms of the Zoning Ordinance to the property will result in practical difficulties in the use of the property because: adequate identification for major tenants is critical for the success of this building. The third sign will be consistent with the number and size of signs approved for other buildings in the area. Recommendation: After all concerns have been addressed, the Dept. of Community Services recommends positive consideration of Docket Nos. 11120023- 11120025 V.
