The applicant seeks approval tocplace one new wall sign on the east face of the building. The site is
located at 510 E. 96th St. and is zoned B-6/Business, within the US 31 Corridor Overlay Zone. Filed by
Steve Granner of Bose McKinney and Evans on behalf of Duke Realty Limited Partnership, owner.
The Petitioner requests approval for one new wall sign on the east face of the building. Similar requests have
been made for other office buildings in the US 31 Corridor overlay zone. Two other signs are currently allowed
on the building, facing north towards I-465. The new sign will face east towards College Ave. and I-465. There
is no residential zone within 1,000 ft. of the sign's proposed location. The 100 sq. ft. size meets the Sign
Ordinance for size, as well as other signs on this building and within the complex.
The Petitioner has proposed the following conditions for the sign, if it were approved:
1. Maximum size is 100 sq. ft.
2. The logo shall not exceed 4' in height or 25% of the total sign area
3. The area of any logo and individual letters may be calculated separately
4. 3 ft. maximum height for one line of copy
5. 4 ft. maximum height for two lines of copy
6. Sign must be individual, internally illuminated letters with day-night plex
7. Black trim caps and returns are required
These conditions are common for many office buildings/complexes within the City of Cannel. More
importantly, these conditions fit within the rest of the Parkwood Crossing development. Asking for a logo to be
calculated separately is helpful in cases where a logo is placed in a position that creates a lot of"dead space"in
the area calculation. This can sometimes restrict a sign so that it is illegible. Having the 25%rule keeps the logo
size in check though.
BZA approval for three variances was granted on Jan. 24, in order to allow for one additional sign on the
property.

Recommendation:
The Dept of Community Services (DOCS)recommends that the Committee approves this item.
