Findings of Fact Explanation of Request The Kunkle Family is comprised of Craig and Julie Kunkle and their 3 children under the age of 6. Our family has outgrown our current house in Indianapolis and we are seeking to relocate to Carmel to build our family house and continue to live out our"American Dream Our family has purchased the property at 14127 N. Gray Road and the primary plat application before the Plan Commission tonight will allow us to preserve the existing house on the property and build a new home for our family. Our plan is to move into the green farm house currently on the property and live there until our new home is completed. We are proposing to divide the existing 1.58 acres into two lots. We will install connections for both lots to city sanitary sewer and water. The first lot is proposed at 15,800 sq. ft. for the existing house with the balance of the acreage creating the second lot on which we will build a two story, approximately 5,000 sq. ft. house. The footprint of the new house will sit approximately where the existing barn is today. Our builder is Wedgewood, a group of professionals that have been building in Carmel for over 20 years. Our design calls for the existing curb cuts to remain in their current location,both of which will be part of Lot#2. We will plat and record an access easement to allow the occupants of the house on Lot#1 to use the northern drive to reach the existing garage, a detached structure that is located to the south of the existing house. In addition to performing the required public notice certified mailing, I have personally met with the two immediate neighbors on the north and south of the property to understand and address any issues that either may have regarding our proposal. The neighbor to the south requested that we provide adequate landscaping to screen along the property line, which we agreed to include. The neighbor to the south, Dr. John and Mary Paris, gave us permission to represent to the Plan Commission that they fully support the project.
