Docket No. 04060008ADLS Amend: The Fountains The applicant seeks approval for a facade renovation. The site is located at 502 E Carmel Dr. The site is zoned B-8/Business. Filed by April Hensley of Leech-Hensley Architects, Inc. The applicant is requesting ADLS Amendment approval in order to make changes to ~e fa<;ade of The Fountains Banquet and Convention Center at 502 East Carmel Drive. Please see the infonnational packet distributed with this report. The department has three main areas of concern with regard to the project. They are as follows: 1. The owner of the center has yet to remove the existing ground sign and replace it with the sign approved by the Commission last year. We would ask that the Board not take final action on this request until the existing sign is removed. Our understanding is that Brad Barns is in the process of removing the sign but no action has been taken to date. 2. The proposed modifications to the building fa<;ade fall short of addressing the south fa<;ade of the subject building. Only half of the fa<;ade is addressed, the middle half. The Department has requested that the applicant make modifications to incorporate the suggested style of change along the entire south fa<;ade. To date no additional effort has been made to address this request. 3. The proposed parking lot modifications need to be rendered by a professional civil engineer and submitted for T AC review. The significant change in traffic patterns and modification to the existing parking configuration warrant this additional review. The current level of detail (contained in the packet) is not sufficient to conduct an appropriate level of review. Note that new/additional parking lot islands will require curb and amended landscaping. This review should not prevent final action on the elevations by the Committee. The Department requests the applicant provide photos of the building to the Committee to assist in their review of the request. The Department recommends that the Special Studies Committee approve the "request after all comments and concerns have been addressed.
