Docket No. 04060014 ADLS Amend: Park Northwestern, Lot 14 - All Tune and Lube The applicant seeks approval for wall sign. The site is located southwest of Northwestern Drive and Michigan Road. The site is zoned I-1/Industrial within the US 421 Overlay. Filed by Tim Dusek for All Tune and Lube. The applicant is requesting ADLS Amendment approval of a wall sign. The site is located in the same building as the Gas America on Michigan Road. Please see infonnational packet distributed last week with the agenda. The applicant has provided a photo of the building with an elevation illustrating the location of the proposed sign. The Department requests that the Committee approve an alternative to the sign as requested along with additional conditions as follows: 1. That the sign background be white with the sign cabinet painted blue to match the building base color. The sign style would then match that of the existing wall sign for Gas America. The Department's preference would be not to allow a box sign at all. 2. It appears that there are banners han.ging from the inside of the service bays. This is a violation of the sign ordinance. The signs should be removed and not replaced in the future. The applicant could request a variance to allow the banners but it is very unlikely that one would receive approval. 3. There appears to be an existing changeable copy box sign on the face of the building today. The Department can't find a permit on file for the sign. Unless the owner can provide verification that the sign has a permit and! or appropriate zoning approval it presents a violation and must be removed. DOCS will not issue additional sign permits on the site with existing violations. The Department recommends that the Special Studies Committee approve the request after all comments and concerns have been addressed.
