DESCRIPTION OF REQUESTS
04060017 ADLS Amend.
Petitioner requests ADLS Approval for a wall sign to identify FCCI
Insurance Group on Building 3 at Hamilton Crossing. FCCI is a major
tenant of the building and occupies appro~imately 64,700 square feet of
Building 3. FCCI previously was identified by this same sign on the east
fa~ade of Building 3. Petitioner now requests approval to place this sign
on the south fa~ade of Building 3. The proposed sign has a white face and
all four letters are 32 inches high, with an overall length of 11 feet. Above
the four letters is a blue logo which is a "swoosh" design. The overall
height of the letters and logo is 4 feet 8 inches.
04060016 V
Petitioner requests a variance of development standards of Section
25.7.02-10(b) of the Sign Ordinance to allow a third wall sign to be located
on Building 3 at Hamilton Crossing. This sign will be located on the south
fa~ade, which fronts on 126th Street. A previous variance (V-II0-
03/#03110005) was approved to allow two wall signs (Blue & Co. and
Krieg DeVault) on the east fa~ade, which fronts on North Meridian Street.
Because 126th Street angles northwest as it runs west of Meridian Street,
approximately 50% of the west fa~ade of Building 3 fronts on 126th Street.
This frontage constitutes the 3rd frontage for Building 3. Thus, if this 3rd_____
frontage was recognized, a 3rd sign for Building 3 would be authorized by
rights in that the Sign Ordinance permits one wall sign for each street
frontage.

CARMEUCLAY ADVISORY BOARD OF ZONING APPEALS
CARMEL, INDIANA
Docket No.:
04060016V
Petitioner:
Duke Realty LimitedPartnershiv
FINDINGS OF FACT - DEVELOPMENT STANDARDS VARIANCE
1.
The approval of this variance will not be injurious to the public health, safety, morals and general welfare of the
community because:
The Sign Ordinance allows for three wall signs for buildings with three street
frontages. Building 3 essentially has three street frontages. The variance being
requested is within the 'spirit of what was contemplated by the ordinance.
2.
The use and value of the area adjacent to the property included in the variance will not be affected in a
substantially adverse manner because: ,
The property is located within the US Highway 31 North corridor which is proposed
to ('ontim1P .q~ .q tm~inp~~ corridor. ..The; 'sig!J.-:tE? small t is not intrt1~dve, and was
formerly located on the building's east facade.
3.
The strict application of the terms of the Zoning Ordinance to the property will result in practical difficulties in the
use of the property because:
The property essentially has three street frontages and the major tenant in the
building will not be able to identify itself unless the Board determines that
three wall signs is reasonable and appropriate for the building.
DECISION
IT IS THEREFORE the decision of the Carmel/Clay Board of Zoning Appeals that Development Standards Variance
DOG~et No. 04060016V is granted, subject to any conditions stated in the minutes of this
Board, which are incorporated herein by reference and made a part hereof.
