Inc for CMC Prooerties LLC Petitioner: FINDINGS OF FACT - DEVELOPMENT STANDARDS VARIANCE 1. The approval of this variance wi'll not be injurious to the public health, safety, morals and general welfare of the community because: The signs will be made of aluminum with a wood base that is built to withstand the elements. It is more than 100' iTom the road, therefore, it will not interfere with the flow of traffic or impede visibility. It contains no offensive language or graphics. The colors are standard to other signage in the area. 2. The use and value of the area adjacent to the property included in the variance will not be affected in a substantially adverse manner because: The area is being developed for multi-tenant leasing. Other buildings are proposed for this site by this developer. There are also several other multi-tenant buildings in the area. 3. The strict application of the terms of the Zoning Ordinance to the property will result in practical difficulties in the use of the property because: This building was built for short term affordable leasing for new businesses to start up in the Carmel area. If the leasing sign is not visible before it is passed, it is missed and potential tenants are lost. Because of the nature of this office site, it is essential that the leasing sign be visible before it is passed by. DECISION IT IS THEREFORE the decision of the Carmel/Clay Board of Zoning Appeals that Development Standards Variance Docket No. is granted, subject to any conditions stated in the minutes of this Board, which are incorporated herein by reference and made a part hereof.
