Under Section 25.07.02 -10 of the zoning ordinance, this new multi- tenant retail building is allowed only one (1)
wall identification sign; the building having only one frontage on a public street (Rangeline Road). Under a
separate petition, the Applicant has obtained a variance for additional signage on the south facade or this
building. Applicant is seeking a variance from Section 25.07.02 -10 to permit a wall identification sign up to thirty
(30) square feet of sign area on the south tacade of the building and wall identification sign up to forty (40)
square feet —of sign area on the east facade frontage on Rangeline Road.

Kite Realty Group, an affiliate of KRG Centre, LLC has begun the partial redevelopment of the retail
center located northwest of the intersection of Rangeline Road and 116th Street commonly known as

The Centre which will include the construction of a new multi- tenant retail building on Rangeline Road.
Under the provisions of Section 25.07.02 -10 the wall identification sign on the east facade frontage
would be limited to 30 squarg feet, and would prohibit a wall identification sign on the south facade. A
40 square foot sign on the east facade and a 30 square foot sign on the south facade are necessary to
provide adequate and appropriate signage for Cellular Connection, a Premium Verizon Retailer, one of
the prospective tenants for this new retail building. The strict application of this Section will result in
practical difficulties in the uselof the property, the success of this tenant and thereby effectively preclude
the development and leasing of retail space in this retail building which is an integral part of the
redevelopment of this retail cbnter.

The approval of this variance will not be injurious to the public health, safety, morals and general welfare of the
community because:
the variance will allow the Applicant to provide appropriate and adequate signage for a retail tenant in a
new multi- tenant retail building being built in connection with the redevelopment of The Centre retail
center. The proposed enlarged signage will not affect the public health, safety or morals of the
community and will improve the general welfare of the community by enhancing the value of the property.
The use and value of the area adjacent to the property included in the variance will not be affected in a
substantially adverse manner because:
the variance will allow for the adequate and appropriate signage for a retail tenant as a part of the
redevelopment of the property which will enhance the business environment along Rangeline Road and
the use and value of the area adjacent to the property.
The strict application of the terms of the Zoning Ordinance to the property will result in practical difficulties in the
use of the property because:
the provisions of the Carmel zoning ordinance limits the size and number of signs available to a tenant in
this new multi- tenant retail building which will result in practical difficulties in the use of the property as a
multi- tenant retail building, have a detrimental impact on the success of the tenants and effectively
preclude the proposed development e of the retail building which is an integral part of the redevelopment of
this retail center.
DECISION
IT IS THEREFORE the decision of the Carmel /Clay Board of Zoning Appeals that Development Standards Variance

than twenty -five percent 25 of the Sign Area. Due to the unique design of the trademark for Verizon, the
chevron design which cons itutes a Logo occupies approximately 40% of the total sign area of the wall
identification signs proposed for the East and South building facades of this new multi- tenant retail building to be
built as apart of the redevelo ment of The Centre retail center. Applicant is seeking a variance from the zoning
ordinance definition to allow for a Logo up to 40% of the sign area to accommodate the trademarked sign
design for Verizon.

1. The approval of this variance will not be injurious to the public health, safety, morals and general welfare of the
community because:
the variance will allow the Applicant to provide appropriate and adequate signage for a retail tenant in a
new multi- tenant retail building being built in connection with the redevelopment of The Centre retail
center. The proposed enlarged signage will not affect the public health, safety or morals of the
community and will improve the general welfare of the community by enhancing the value of the property.
2. The use and value of the area adjacent to the property included in the variance will not be affected in a
substantially adverse manner because:
the variance will allow for the adequate and appropriate signage for a retail tenant as a part of the
redevelopment of the property which will enhance the business environment along Rangeline Road and
the use and value of the area adjacent to the property.
3. The strict application of the terms of the Zoning Ordinance to the property will result in practical difficulties in the
use of the property because:
the provisions of the Carmel zoning ordinance limits the size and number of signs available to a tenant in
this new multi- tenant retail building which will result in practical difficulties in the use of the property as a
multi- tenant retail building, have a detrimental impact on the success of the tenants and effectively
preclude the proposed development of the retail building which is an integral part of the redevelopment of
this retail center.
DECISION
IT IS THEREFORE the decision of the Carmel /Clay Board of Zoning Appeals that Development Standards Variance
