Summary of Variance Request(s):
This project involves the redevelopment of two (2)vacant parcels of land located near the intersection of
Michigan Road and Retail Parkway. The lots are currently zoned Industrial (I-1) with a Michigan Road
Corridor Overlay Zone.
The proposed 3.6 acre development will include dedication of property, extension of Retail Parkway, a new
Olive Garden Restaurant and all of the associated site improvements-parking, landscaping, lighting, storm
water detention, etc.
The US Highway 421 -Michigan Road Corridor Overlay Zone includes specific requirements for
Architectural Design, Landscaping, Parking, Lighting, Signage and Access. Olive Garden has been working
diligently with the City of Carmel Planning Department to incorporate the Overlay Zone standards to create a
sense of place that will encourage future development along Michigan Road.
Olive Garden is requesting an Architectural Design Variance for the use of their Custom Color roof tile
material (Boosted Capistrano Decorative Tile by Eagle Roofing Products). This is an integral architectural
feature of the Olive Garden design in order to compliment the Overlay Zone's Italianate requirement.
Olive Garden is also requesting a Sign Variance - seeking relief for the number of signs allowed per property,
sign square footage and monument sign setback based on site access and storm water design constraints.
