Enclosed please find a set of Construction Plans which were revised in
accordance with your comment letter dated August 8, 2012, Those comments were
addressed as follows:
1. Noted, We are currently working with John Thomas for approval of our
SWPPP,
All current easements are now shown and labeled.
, We are currently working with crossroads on adding the additional
Volume Required and Volume Provided information to the Drainage
Summary. I will send you an electronic pdf file of sheets C2010 and 0201
once this is revised..
4. Sheet 0900 Landscape Plan has been removed from the construction set
and Title Sheet.
h, We have renarned the Cover 'Sheet to "Title" Sheet (CO01
S. See comment#4 above,
7. We have included the legal description for this project on the Title Sheet..
& We have added the design speed to the Title Sheet.
g, The L.M.A.E. is to provide a 10' strip to allow for perimeter plantings per
City requirements. Per our discussions with your office and the County

avoid complications with the drainage systern.
10. Yes, the Common Area behind Lots 7-15 will be a blanket drainage and
utility easement,
11, We have revised Our grades to match the existing flow path in this area to
avoid complications with existing trees.
12, The T.P.E.'s have been added to the plat and will not conflict with
drainage or utility easements.
13. The Common Area has been labeled on the Plat as C.A. #1
14, 0' drainage easements have been provided for all swales. See
comment#9 above.
15. We have submitted an exhibit to illustrate the proposed "thoroughfare"
dimensions for your review per our meeting discussions.
16. The centerline radius for M,00nseed Drive has been revised to 150 ft. per
City standards,
17. The radius for the centerline along Teaberry Lane is now shown and
labeled on the Plat (C9).
18. The future extension of Moonseed Drive was also revised and will be 150
ft. per the City minimum standard.
19. We have revised all the sanitary sewers to be perpendicular to the road
when crossings occur,
20. We have revised all storm sewer to be perpendicular to the road when
crossings occur,
21. All existing and proposed hydrants are now shown on the Site
Development Plans within 300 feet of the development.
22. We have shown all the utilities on the Topographical Plan as well as the
Site Development Plan to the best of our knowledge.
23. The construction lit-nits are now shown and labeled on all sheets.
24, We have shown and labeled the as-built street dimensions of the existing
street to the west that will be connected to Rayne Street.
25, There will be no SSD installed across the street centerlines. All SS,D will
be either under the curb or in the rear yards.
26, The material and invert elevations for the watermain crossings are now
labeled in the profiles.

27, The utility relocation statement has been updated on all necessary
sheets.
28. Maintenance of Traffic Plan has been added to the Construction Plans
(C404).
29, We have noted that the existing curb shall be removed to the nearest joint
along St. Julian Street, The City's Chairback Curb Detail has been added
to the Street Detail Sheet, More detail of this intersection is now shown
on Sheet 0402.
30, We have extended our proposed street profile west, into the existing
Section 10010-13 to ensure proper drainage to the existing inlets,
31. Per discussions with the County Surveyor's Office, all storm pipes will be
under their jurisdiction and sanitary will be under CTRWD. We were not
able to provide the full 2' of separation in one instance and have shown a
concrete cradle which is acceptable by both HCSO and CTRWD-
32. The note on 0600 about the 30" or less cover has been removed.
33, All structure numbers are now shown on Sheets 0600 and 0601.
34. There are no longer any proposed SSD connections to the roadside SS D.
Rear yard connections are now shown for all lots.
35. Offsite easement agreements will be provided by the developer.
36. The future road right-of-way for 12611' Street has been labeled as 5,0' Y2
and the R.D.E. is shown outside of this future right-of-way.
37, Due to tight boundary restraints and the detention required we were not
able to keep the top of bank 50' away from the future right-of-ways.
Therefore, we will be proposing a barrier of some kind with the future
sections of this project in these areas.
38. MFPG elevations have been added for each lot.
39. The J.W, Brendle Legal Drain is completely piped across this site
therefore I do not see where a BFE is noted on a study or necessary.
40. The swaie near Lot 6 and 7 has been revised to be 300 feet,
41,, The HCSO detail for swales has been edited to state SSD is required in
ALL swales,
42. Note 2 on Sheet 0802 has been deleted.
43. RCP backfill per detaii D-23 will apply, Detail 10-28 on Sheet 0803 has
been removed.

44, Detail BBC-1 has been removed from 0803.
45, The Hamilton County Highway Detail for roll, curb has been removed on
Sheet 0804,
46, The pedestrian path detail has been removed from 0804.
47, The notes,for minimum cover for pipe crossing of City streets have been
cleared Lip to only have one note instead of two.
48, Our intent is to show structural, B,MP's at all storm prior to outletting to
Pond#1 with the wet pond being the 2'"d BMP. Pond #2 will be the first
BMP in series with a structural BMP proposed on the outlet pipe (Str.
402). The configuration of Pond#2 has been revised to meet water
quality requirements,
49. The intent of the interim Pond #2 was to eliminate the need to excavate
the additional dirt until it was necessary for construction of future sections.
However, we have decided to increase the pond size to meet City
standards and have added soil stockpiles to be used in the future
sections for fill purposes,
50. The easement has been shown to encompass the full build out of the
detention facilities.
