Step 9 SOFFIT RETURNS To cover the exposed end of the eave soffit, trim pieces are installed to cre- ate the "soffit return ". A) Bevel cut the 11 -1/4 inch side of a piece of 1 x12 at 45 degrees, so it will fit tightly against the underside of the rake soffit. Hold it in place against the exposed edge of the eave soffit nailer, with the bevel cut against the rake soffit, and adjust its position until it is perfectly plumb. Mark its location on the rake soffit. This vertical piece of trim should extend about 1/4 inch below the eave soffit board; make at mark at this point. Square a line across the board at this mark, and cut this piece to length. Set it back in position, align- ing its top edge with the mark on the rake soffit, and nail it with 6d casing nails, two into the 2x4 eave soffit nailer and two into the rake soffit. B) Cut a small triangular piece that fits directly below the rake trim board and covers the exposed edges of the soffit boards. The lower edge of this board should be level and even with the bottom of the eave fascia boards. The top edge follows the bottom edge of the rake trim board, and the "rear" edge should extend about 1/2 inch beyond the piece installed in Step A. Measuring and marking this piece takes patience and some trial and error. Take your time and be careful cutting this piece (See Detail "M4 "). 112" SHEATHI 2 X 4 LADDER RAFT 1 X 6 RAKE FAS( 1 X 12 SOFFIT RETU 2 X 4 LOOKOUT NAIL 1 X 6 FAS( 3/8" PLYWOOD SOF W /CONTINUOUS SC X 12 GABLE SOFFIT 'X 12 RAFTER 'X 4 GABLE PLATE X 4 CONTINUOUS ;OFFIT NAILER X RAKE TRIM BOOT IOT SHOWN FOR CLARITY) Step 10 1 SOFFIT RETURN DETAIL (M4) DOORS AND WINDOWS The sliding door and windows are installed now, after the sheathing is in place, and before the trim and siding are installed. Basically, the units are placed in their opening, plumbed and leveled, and nailed to the building, but follow the specific recommendations and installation instructions of the manufacturer. Because the door must slide, it is especially important that it be installed properly. There are likely to also be some special considerations because the unit is being installed on a concrete surface instead of wood. Once again, read and follow the manufacturer's instructions. Step 11 EXTERIOR BASE AND CORNER TRIM 1 x trim is applied to the corners and around the base of the Gabled Sunroom after the windows and doors are installed. This material will need to be ripped to the exact width to fit between the windows along the side walls, to fit between the windows and door at the front wall, and to fit against the windows at the cor- ners. A) At the inside corner where the side wall of the Gabled Sunroom meets the existing house wall, install a piece of 1 x material, fitting it into the corner (See Detail "V3 ", and cutting it to fit tightly against the eave soffit board and extend 1/2 inch below the bottom of the wall sheathing. Use six 8d casing nails, three driven into each wall, spaced evenly along the length of the 1x trim board. B) Install the trim to the two front corners. These boards fit tightly against the soffit, and extend 112 inch below the bottom of the wall sheathing. Install the corner trim to the side walls first, ripping the pieces to fit against the window trim and be flush with the face of the sheathing on the front wall. Nail them in place with a pair of 8d casing nails about 2 inches from the top and bottom, and two pairs spaced evenly between (all trim boards are nailed in this same manner). C) Measure and cut the corner trim boards for the front wall next, ripping them to fit against the window trim and cover the edge of the side trim piece. The top of these front wall trim pieces must be cut at 45 degrees so they fit tightly against the gable soffit. D) Install the trim boards, called frieze boards, which fit under the eaves. At the side walls, this board fits between the 1x trim board installed in Step A and the corner trim installed in Step B, and must be ripped to fit between the eave soffit board and the top of the window trim. Nail in place with a pair of 8d casing nails every 24 inches. E) Measure and cut the frieze boards for the front wall. These have a plumb cut at their upper end where they meet at the peak of the wall, and must also be angle cut at their bottom end where they meet the corner trim. As with simi- lar situations previously, use pieces that are too long, hold them in their cor- rect position, and mark the actual points to cut. For appearance sake, rip A) An 1 -1/2 inch wide "starter strip ", which functions to give the first row of sid- ing the proper slant, is applied first, directly atop the base trim. When installing the siding, it is only necessary to drive nails along the lower edge (an 8d siding nail into each stud) of each piece. When installing the next row, the nails will penetrate the top edge of the piece below. Only the very top row of siding needs nailed along both edges. B) Work around the building, cutting and applying the siding to each wall. Take extra care to make sure the rows of siding are all at the same height on every side of the Gabled Sunroom. Achieve professional - looking results by taking the time to install the siding so it is straight, level, and all of the rows are aligned. Step 13 ROOF SHINGLES A) Install the metal drip edge along the eaves, slipping it under the roofing felt. Tack it in place with roofing nails spaced 12 inches apart, as shown in Detail "A4 ". B) The metal drip edge along the rakes is applied on top of the roofing felt and fastened with roofing nails spaced 12 inches apart, as shown in Detail "Y3 ". C) Install the continuous ridge vent according to the manufacturer's instructions. D) Install the shingles according to the manufacturer's instructions. Be sure to cut the shingles to extend 1/2 inch beyond the drip edge along the rakes and the eaves. E) Where the Gabled Sunroom roof attaches to the roof of your house, metal flashing must be installed in the valleys, or the shingles "woven" together. Attaching two roofs together, and patching shingles back into an existing roof, is not for the in- experienced; hire a professional roofer for this task. Step 14 COMPLETE THE SUNROOM, The interior of the sunroom is completed after the building is weather tight. Once the walls are in place, have any necessary mechanical, and /or electrical rough -in work done. An experienced professional tradesman should be hired for this work. Installing insulation, applying the wall covering, and doing the trim carpentry are all tasks that take some skill and experience. If you have not done these things before, you are probably best off to hire professionals. If you plan to do it yourself, either purchase several reference books or visit the local library and study up before starting. A) Install 3 -1/2 inch Batt insulation in the walls, and R -38 Cathedral Batt insula- tion in the cavities between the rafters, and R -38 Ceiling Batt insulation between the collar ties. Be sure to use insulation baffles to provide at least a 1 inch airspace between the bottom of the sheathing and the top of the insu- lation. This is very important. If the attic area is not well ventilated, conden- sation can form, and cause tremendous damage to the insulation, drywall, and framing members. B) A wall covering such as paneling or drywall is next. Paneling is relatively simple to install; drywall is somewhat trickier, especially finishing it with joint compound and tape, so you might want to hire a local drywall contractor for this part of the operation. (The materials lists includes drywall for the interior walls, optional wall coverings are not included.) C) Casing around the windows and doors are generally installed after the interi- or walls are covered and finished. Step 15 Alternate: ROOF TO WALL CONNECTION Constructing a roof that butts into the wall of the house is essentially the same as described in the section BUILDING THE ROOF (STEPS A -J) but take these things into account: A) Remove the house siding so the end rafter can attach directly to the sheath- ing or wall studs. Use two 12d nails into each stud the rafter crosses (See Detail "U "). B) Start roof construction at the house wall and work towards the front of the Gabled Sunroom. This makes the roof assembly very rigid during installa- tion, so construction is safer and less temporary bracing is required. C) When installing the roofing felt, it should lap 12 inches - 18 inches up the wall of the house. D) When applying the shingles: At the intersection of the house wall and roof, use stepped flashing (which extends 5 inches to 8 inches up the wall, as well as 8 inches onto the shingles) at each course of shingles, making sure the higher piece overlaps the lower piece. E) Once all the shingles and flashing are on, replace the siding, which laps over the flashing. The siding should stop about 1 inch above the surface of the roof, leaving that portion of the flashing exposed. EXISTING HOUSE WALL (REMOVE EXISTING SIDING) ROOFING FELT UP SIDE WALL STEPPED FLASHING SUNROOM RIDGE SUNROOM RAFTERS ROOF SHEATHING ROOFING FELT SHINGLES Step 16 FINISHING WORK After doors and windows are installed, be sure to caulk the joints between siding and trim, joints between fascia boards, around the doors and windows, and any other exposed joints in the Gabled Sunroom. Seal the floor as per the concrete supplier's instructions. Paint, seal or stain the exterior. Gutters and downspouts, if desired, are installed after painting or staining. Remember to pitch the gutter slightly towards the downspout escape. Landscape with flowers, shrubs, and walkways to really enhance the appearance of your Gabled Sunroom.
