Survey and Description prepared by Paul I Cripe, Inc., dated Feb. 12 1993 Job #76057- 30200) Part of Lots 11 and 12 in Park Northwestern, as per plat thereof, recorded as Instrument # 13619 in Plat Book 8, pages 128 through 132 in the Office of the Recorder of Hamilton County, Indiana more particularly described as follows: Commencing at the Northwest comer of said Lot 11; thence along the Westerly line of said Lot 11 South 32 degrees 11 minutes 27 seconds West 186.12 -feet to the Place of Beginning; thence South 52 degrees 34 minutes 23 seconds East 199.11 -feet to the West line of said Lot 12; thence continuing South 52 degrees 34 minutes 23 seconds East 149.62 -feet to a point on the Northwesterly line of a tract of land conveyed to L. C. L., Inc. per Warranty Deed recorded as Instrument # 8803804 in the said Recorder's Office; thence South 37 degrees 25 minutes 37 seconds West along the said Northwesterly line 134.98 -feet to a point on the Northerly line of a 1.534-acre tract of land conveyed L. C. L., Inc. per Warranty Deed recorded as Instrument # 8812312 in the said Recorder's Office (the next two courses are along the Northerly line of said 1.534-acre tract); thence North 58 degrees 41 minutes 16 seconds West 41.47 -feet to the West Line of said Lot 12; thence continuing North 58 degrees 41 minutes 16 seconds West 293.53 -feet to the Westerly line of said Lot 11; thence North 32 degrees 11 minutes 27 seconds East along the said Westerly line 171.38 -feet to the place of beginning, containing 1.199 -acres more or less. Subject to legal easements and rights of way. GENERAL NOTES 1. The Contractor shall contact the Indiana Underground Plant Protection Service, Inc., 1-800- 382 -5544, and all other utility companies to locate all mains, conduits, service lines, etc. in the construction affected area. The location and protection of the existing utility structures and facilities, their support and maintenance during construction (in cooperation with the applicable utility) is the express responsibility of the Contractor in the performance of the Contract and in the preparation of the bid. The Contractor shall notify the Engineer of any changes, errors or omissions found on these plans or in the field before work is started or resumed. 2. It is the responsibility of the Contractor to notify and coordinate all construction with the respective utility companies. 3. The Contractor shall coordinate and confirm with the Owner that all permits and approvals are obtained from the respective private, City, County, State and other appropriate agencies prior to starting construction. The Contractor shall be responsible to comply with the conditions set forth within each permit. 4. This plan was prepared based upon a I.L.T.A. Survey prepared by Paul I. Cripe, Inc. dated 12 February 1993 Job Number 76057 - 30200. Earthscape Engineering Corporation makes no warranties expressed or implied regarding the boundary, legal description or other survey related information as it pertains to the site design and construction. Earthscape Engineering Corporation recommends that the site's property comers be established by a registered Land Surveyor and be field located and marked prior to any construction activity commencing. Should any adjustments to the plan need to be made as a result of the location of the property comers. Earthscape Engineering Corporation shall be immediately notified before work is started or resumed. 5. It shall be the Contractor's responsibility to maintain quality control throughout the project; failure to do so may result in removal and replacement of the defective work. 6. All conventional parking spaces shall be 9' width by 20' depth and all van accessible Handicapped parking spaces shall be 8' width with an adjacent 8' wide aisle by 20' depth unless otherwise dimensioned on the plan. Further, all parking spaces and aisle area shall be marked by durable paint lines at least 4" wide and extending the length of the space and or aisle to indicate individual spaces. 7. All radii and pavement dimensions are measured to the edge of pavement unless otherwise indicated. OPrecast concrete parking bumper installed with a minimum of two #4 rebars driven through the bumper a minimum of 24" into the ground to hold the bumper.
