Notice is hereby given that the CarmeUClay Board of Zoning Appeals meetmg on the 27t'' day of
February 2012 at 5:30pm in the City Hall Council Chambers, 1 Civic Square, Carmel, Indiana 46032 will
hold a Public Hearing upon a Development Standards Variance application.
The application is concerning the Carmel United Methodist Church constructing a sign
identifying the church and church parking deviating from the Carmel/Clay Zoning Ordinance
25.07.02.07(b) total number of signs allowed by one (1) sign. The affected property's address being
known as 120 E. 126t1' Street. This application is identified as Docket No. 12010001 V. The Legal
Descnption describing the real estate, Book 342 Page 83, affected by said application is as follows:
LEGAL DESCRITION
Part of the west half of the southwest quarter of Section 30, and part of the west half of the northwest quarter of
Section 31, all in Township 18 North, Range 4 East of the 2nd principle meridian in Hamilton County, Indiana, and
more particularly described as follows:
Beginning at a point in the south line of the west half of the southwest quarter of Section 30, the distance of 442.5
feet west of the southwest corner of said half quarter section, run thence north parallel to the east line of said half
quarter section 520.74 feet to a point; thence west in a line parallel to the south line of the section 190 feet to a point;
thence south in a line parallel to the east line of said half quarter section 30 and also parallel to the east line of said
half quarter section 31 a distance of 709.5 feet to a point in the centerline of the Mohawk Road, thence east along the
center of said county road a distance of 190 feet; thence north parallel to the east line of said west half of the
northwest quarter section 31, 188.76 feet to the place of beginning, containing in all 3 095 acres more or less.
EXCEPTING THEREFROM
A part of the West Half of the Northwest Quarter of Section 31, Township 18 North, Range 4 East, City of Carmel,
Hamilton County, Indiana, described as follows:
Commencing at the northeast corner of said half quarter section, thence South 89 degrees 21 minutes 40 seconds
West 442.50 feet along the north line of said quarter section to the east line of the owners' land; thence South 0
degrees 28 minutes 00 seconds East 172.84 feet along said east line to the point of beginning of this description,
which point is on the existing north boundary of Mohawk Drive; thence South 89 degrees 21 minutes 00 seconds
West 190 00 feet along said north boundary and 25 00 feet parallel to the existing centerline of Mohawk Drive to the
west line of the owners' land, thence North 0 degrees 28 minutes 00 seconds West 20 feet along said west line;
thence North 89 degrees seconds 21 minutes 00 seconds East 74.56 feet; thence South 0 degrees 39 minutes 00
seconds East 2.50 feet; thence North 89 degrees 21 minutes 00 seconds East 115 43 feet to the east line of the
owners' land, thence South 0 degrees 28 minutes 00 seconds East 17.50 feet along said east line to the point of
beginning. Containing 3,511 square feet, more or less, or 0 081 acre, more or less.
