The approval of this variance will not be injurious to the public health, safety, morals and general welfare of the • community because: The city is working with the sign variance, a variance is the least burdensome method to obtain the desired goal, and the variance will assist in identifying the church entrance and parking to patrons . 2. The use and value of the area adjacent to the property included in the variance will not be affected in a substantially adverse manner because: The signage is no different from the surrounding businesses, the area has similar signage, and the sign would not be unreasonably obstructive. 3. The strict application of the terms of the Zoning Ordinance to the property will result in practical difficulties in the use of the property because: The sign will clearly and adequately identify entrances to avoid patron confusion caused by the the newly installed median and the sign will also assist in public welfare and safety by clearly marking the entrance.
