1. Docket No. 12030024 ADLS Amend: SePro Tower—Signage. The applicant seeks approval to place one new
wall signs on the east elevation of the building. The site is located at 11550 N. Meridian St. and is zoned B-6. It is
located within the US 31 Overlay Zone. Filed by Cory Cline of SePro Development Company II LLC.
The applicant seeks approval for a new sign to be placed on the east elevation of the building. This will be the fourth sign
on the building. Variances were granted on Monday, April 23,2012 by the BZA for total square footage (360 proposed
and 270 allowed),number of signs (4 proposed and 3 allowed)and two signs facing one right-of-way(only one allowed).
This new sign location will be for a new tenant. It will follow the existing sign package for the building. The sign package
calls for individual, internally illuminated channel letters with ivory faces,bronze trim caps and returns. A logo, if desired,
is not restricted in color,but is limited to 25% of the total sign area. The maximum square footage allowed is 90.

Recommendation: the Dept of Community Services (DOCS) recommends that the Committee approves this item after
all comments and concerns are addressed.

2. Docket No. 12020030 ADLS Amend: 111 Congressional—Signage.
The applicant seeks approval'fora new sign package including wall signs, a ground sign and'a directory ground sign.
The site is located at 111 Congressional Blvd. It is zoned B-6/Business`and not located within any`Overlay Zone.`'

Variances were just approved at the April 23 BZA meeting. The variances were to allow 6 signs in 14 possible locations
(only,3 signs allowed), 2 signs to face east(none allowed), a possible 3 signs.to face west and south (only one allowed..to
face each direction), and for total square footage for the building(450 proposed, 315 allowed).
The packet shows all possible locations for the wall signs. If a tenant were to place a.sign on the center of a facade, no
other sign could be placed on that immediate facade. If a sign is placed on a corner, a second sign could be placed-on.•the-
opposite corner. The reason for including these restrictions is to help keep symmetry and improve the aesthetics of the.
signage on the building. •
The overall'approved square footage for the building is 450. The maximum size sign allowed is 90 sq. ft.But all signs
must also average.75 sq. ft. This will help insure that there is enough square footage allowed for 6 tenants to have signs.
Additional restrictions are 36".for orie line of text and 48" for two lines of text. Logos are allowed, are not.restricted
color, but are limited to 25%of the total sign area A logo also cannot extend beyond the height of the overall sign:

Font style will not be restricted. Signs may be flush or raceway mounted. The.raceway must be painted to match the

Anew directory.sign is proposed as well. It will be 4' x 5' for 20 sq. ft. This is allowed'by the sign ordinance and-will list
tenants within the building.It will be placed near the pedestrian entrance to.the-building. .
The existing ground identification sign will have some new lettering applied.It will have new raised internally illuminated
letters that will appear green during the day and white at night. The address, 111, will also be illuminated. The sign will
continue to be landscaped in its existing location at the entrance off Congressional Blvd. . '.
Recommendation: The Dept of Community Services (DOCS)recommends that the Committee approves this item after
all comments and concerns are addressed. -
