The applicant seeks approval to place two new ground signs and new directional signs at the site. The site is located at 382 Arbor Dr. and is zoned M-3/Manufacturing. It is not located within any Overlay Zone. Filed by David Gilman on behalf of Indianapolis Signworks and the owner. The Petitioner is requesting approval for two new ground identification signs to be located at the entrance to the subdivision. They will be placed on both sides of the entrance,at 24 sq. ft. each,which is within the allowable 25 sq. ft. per side of the entrance. The new sign will be constructed of stone and will be placed within a new decorative wall. The sign cabinet itself will have multiple light sources: it will be internally illuminated for push-through letters(Of Carmel and Apartment Homes),have applied back lit letters (Lakes), and a face lit decorative stripe. The Department's only concern with all using all three lighting sources is the face lit stripe.The Department believes it may take the focus away from the name of the development,which is the most important element of the sign. (The Depai tment would appreciate it if this can be altered to be less of the focus either by making it non-illuminated or back lit.) A 14.22 sq. ft.Leasing Center sign is also proposed to be placed at the entrance to the leasing office. This sign is too large and must be reduced to at least 3 sq. ft. or BZA variance approval will be required.Petitioner,please provide an updated rendering or let us know that you will be applying for the variance. Lastly,new hours,parking, and speed signs are also proposed.These are 3 sq. ft. and 5.5' tall. This is allowable by the Sign Ordinance. They will match the new color and design scheme. Please see the Petitioner's informational packet for more detail. • Recommendation: The Dept.of Community Services(DOCS) recommends that the Committee approves this item after all concerns are addressed. • • 1
