The owner has agreed to keep the same sign package for color(ivory faces) and size(90 sq. ft.). Please see the petitioner's informational packet for more detail on this variance request. Findings of Fact 1. The approval of these variances will not be injurious to the public health, safety, morals, and general welfare of the community because: there are other office buildings in the US 31 corridor that have more signs than are allowed by the Sign Ordinance. The owner is asking for one additional sign,which is not excessive or injurious. 2. The use and value of the area adjacent to the property included in the variance will not be affected in a substantially adverse manner because: the sign would not face any residential area and would allow the owner to stay competitive with other office buildings in the area. 3. The strict application of the terms of the Zoning Ordinance to the property will result in practical difficulties in the use of the property because: there is a great amount of leasable space within the building. A sign opportunity would help in the successful leasing of the building. Recommendation: After all comments and concerns have been addressed,the Dept. of Community Services recommends positive consideration of Docket Nos. 12030021 through 12030023 V. 3
