On the site plan, please show a sidewalk/walkway from the front door to the street. Ok. 2. Front elevation: please widen the shutters a bit, so that it looks like they are actually operable and would cover the windows. Changed. 3. Please label the siding material—is it cement fiber board? Ok. 4. What is the trim material? Please label it. Ok. 5. Will there be a chimney or fireplace vent? Please show on the building elevations. Direct Vent Labeled. 6. Made more sense to us to raise up B&B and add in 1x10 at eaves to break up levels. 8. Left elevation: please add a window to the entry. Client wouldn't ok. Have furniture piece going in that spot. 9. Right elevation: please add windows t o the study and/or powder room (they could even be frosted or glass block). Added window to powder. e 10. Some of the exterior windows are in odd locations, such as the upper windows on the right and left elevations... they should be shifted over and centered within the gable area. They are all designed for the floorplan. We would have to redesign the house to move the windows.They are on side elevations between homes so they will never be seen two dimensionally or at any angle where you can tell that they aren't centered under a gable. 11. Please add the porch lights to the front door and back porch door areas on he elevations. Ok. 12. Roof pitch over the garage is only 6:12. Also want to talk about the roof pitch change on the front elevation above the garage doors, it goes from 8:12 to 6:12... That was necessary to get windows in the dormer over the garage. This is a similar detail we used at 645 1st Ave ver the garage and that came out well.We modified it a bit to bring that roofline down over the garage doors more and added brackets. 13. Please label the building height on the elevations. Was on the first set submitted on the front elevation, left side of page. 14. Some concern with the garage area being the dominant feature on the front elevation, where the front door entry and house should be the dominant feature. I don't agree that it is the dominant feature. It is set back 15' • behind the porch. The first few drafts had one large garage door and we talked the client into investing more by having two single doors to break up the facade.The brackets and good neck light fixtures will bring some charm to that facade. Also you approach this home from the south and the eorch is on the south side of the house so the focal pow int will be the porch before you can even see the garage. Further, fhe sof fi o er ang on a ron therfrant structure nearly as wide as the garage structure. There just are no many of er ways to get a two car front loaded house on a 45rwide house.
