I have been living in Bramblewood for about 15 years. This is a very comfortable neighborhood with families. Across the street is a condo area for families. To the east and west of our complex are all family dwellings, accept for the church, which does not add any disturbance to Homes. This is not a Business district and adding on to the School will increase traffic and noise that is not fair to the residents. Having more children at the school will increase responsibility and security of the Montessori School. THIS IS NOT A BUSINESS AREA and the families have a RIGHT to keep it that way. Thank you for NOT adding an addition to your school. That is safer for the children. I cannot make the meeting this week. However, please let this email serve as a strong notice against an expansion of the the Montesorri school. We reside 9620 Bramblewood and back right up to the school. We have fence for privacy. A second level would have the school overlooking the fence right into our backyard eliminating any privacy that we currently enjoy. When we purchased the house in 2010, we accepted the fact the school was there. However, having it expand was not something we were taking into consideration. In addition, during the day, the kids outside playing create considerable noise. An expansion would only create a higher decible level. Lastly, as has been stated, the traffic congestion would be much worse than what we currently experience. Please feel free to use this email at the meeting. Appreciate the notice on the possible expansion and the opportunity to weigh -in with comments. Let me know if you need anything more from us. We will definitely take your comments into consideration, but I hope I might be able to alleviate a few of your concerns with this email. This second story addition will not increase the current enrollment. The school is only proposing to add a music room, special events room, and administrative space. As the current enrollment will not increase, we do not anticipate an increase in traffic or parking lot size. Also, the second story will not be added to the entire building. Please see the attached site plan which shows which part of the building they propose to add the second story to. It is our expectation that this addition will be in keeping with the residential character of the area and will continue to blend in to the surrounding environment. In regards to notice, the petitioner is responsible for sending notice to the adjoining property owners. The petitioner must obtain a list from Hamilton County that lists the adjoining property owners. The petitioner did this and submitted the list to us, which we have in the file. I am the president of the Bramblewood Homeowners Association. As you may know, Bramblewood surrounds the Montessori School. We literally, have residents on three sides of the school. I am planning on going to the meeting on Monday evening and hopefully, we will have several other homeowners there. I have not heard one positive comment about the plan to put a second story on the school. One bothersome thing was the fact that only a few residents got notices, to date, I only know of one. The gentleman's home is right next to the school and he is dead set against the expansion. Another resident who backs up to the school has sent me a letter she wants me to read at the meeting. At present the school blends into the environment fairly well, but a second story will make it stand out more. Does the school plan to enroll more students? If so traffic, which is very dangerous now, will become worse. Will they increase parking lot size? More students will add more noise (the noise comment was from the lady who's home backs up to the school). We feel the addition will further detract from the residential atmosphere. I am just receiving more comments as we only received notice of this less than a week ago. How did you determine which residents got notices? Our property is not directly adjacent to this property; however, we do have significant concern for increased traffic volume as the student body increases. The area already sees increased traffic flow during pick -up /drop off times. There are people making left turns, trying to pass on the left, etc. This has the potential to become even more hazardous as the traffic volume would increase with an increase of student enrollment. We also believe this second story addition would greatly impact our neighbors directly adjacent to the school. It seems to reason the privacy and views of these homes would be compromised by a second story addition on the school. This could have a potential negative impact on their property values, with could also impact our property value as well. I live in the Bramblewood Subdivision. Although this school does most things right with regard to traffic flow and maintenance on the grounds, an additional story adjacent to several houses in this subdivision along with much added traffic in and out of the school is just not practicable or wise. Carmel is in the process of beginning to put in a round- about at 96th and Township Line Road. This will be very near the entrance to the school and traffic is often very heavy near the school entrance location on 96th. In addition, if there is an accident on 465, many, many drivers exit the interstate and use 96th Street. The traffic then backs up well beyond the school entrance and in fact, makes entering and leaving the Bramblewood Subdivision very interesting. I believe the school as set up presently with the current number of students could be managed but adding more students, cars, etc. is just not what this stretch of road needs. I believe much further thought needs to be made on this project and honestly do not believe additional traffic should ever be allowed here. Housing south of the school (townhomes and other homes) have difficulty in safely turning /exiting onto 96th already. Thank you for the opportunity to express my feelings on this matter.
