The applicant seeks approval modify a portion of the site plan and modify a few of the architectural building elevations. The site is located northwest of the intersection of Main St. & 3'd Avenue NW. It is zoned PUD/Planned Unit Development. Filed by Francois Mercho for Big Monon& Main, LLC, owners. The applicant seeks approval modify a portion of the site plan and modify a few of the architectural building elevations. There will also be additional green space added to this project. Also, special attention was paid to the building architecture within the view shed of driving north, off Main Street, looking at portions of Buildings 5 and 9. Please view the petitioner's informational packet for more detail. Engineering Dept. Comments: Based on the Engineering Department's review to date, in preparation for the 5/16 TAC meeting,these are the current concerns: • Sight distance concerns with the new northern drive location. • The private road extension of 4th Avenue,previously approved,no longer exists. • Flood routing through the site. (Petitioner: These items should be addressed at the May 16 Technical Advisory Committee Meeting.)
