The approval of this variance will not be injurious to the public health, safety, morals and general welfare of the community because: It is merely a roof over our patio. It takes no additional property at the back of our house on our private property. Plans call for this roof to be securely attached to our house. 2. The use and value of the area adjacent to the property included in the variance will not be affected in a substantially adverse manner because: It does not encroach on any property beyond the existing patio. It will improve the looks of the back of our house and in the long run will enhance the value of the adjacent property due to the permanent and co-ordinated look of the structure 3. The strict application of the terms of the Zoning Ordinance to the property will result in practical difficulties in the use of the property because: _Our patio furniture is constantly getting dirty due to the droppings from the tree canopy.
