Notice is hereby given that the Carmel Plan Commission meeting on Tuesday, February 21, 2012 at 6 pm
in the City Hall Council Chambers, 1 Civic Square, Carmel, Indiana 46032 will hold a Public Hearing
upon a Development Plan/Primary Plat Application in order to seek a development plan and primary plat
approval for 4 commercial lots on 8.64 acres. The property address is: 10220 N. Michigan Road. The
application is identified as Docket No. 11120029 DP/PP. The real estate affected by said application is
described as follows.
Part of the Southeast Quarter of the Northwest Quarter of Section 7,Township 17 North, Range
3 East,Hamilton County, Indiana,more particularly described as follows,to-wit: Commencing
at the Southwest corner of said Quarter-Quarter Section running thence North 00 degrees 26
minutes 20 seconds West upon and along the west line of said Quarter-Quarter Section a distance
of 307.00 feet to a POINT OF BEGINNING, said point being the southeast corner of Lot 11 in
Park Northwestern as recorded in Plat Book 8 pages 128-132, said point also being on the north
line of Mayflower Park as recorded as Instrument No. 2000-0045587; thence South 88 degrees
54 minutes 36 seconds West upon and along said north line a distance of 628.40 feet; thence
North 46 degrees 55 minutes 54 seconds East a distance of 710.43 feet to the north line of Lot 11
in said Park Northwestern; Thence North 89 degrees 33 minutes 40 seconds East along said
north line a distance of 105.66 feet to the east line of said Lot 11, said line also being the west
line of said Quarter-Quarter Section;thence South 00 degrees 26 minutes 20 seconds East upon
and along said line a distance of 213.50 feet; thence North 80 degrees 26 minutes 16 seconds
East a distance of 370.14 feet; thence North 68 degrees 28 minutes 13 seconds East a distance of
248.58 feet to a point of the West right of way of US Highway 421 per INDOT Project No. STP-
135-2(008); thence following along said right of way along a curve in a southerly direction for a
distance of 313.68 feet, said curve being subtended by a chord bearing South 21 degrees 05
minutes 59 seconds East a distance of 313.68 feet to the northerly right of way of Instrument No.
2004-00069566 granting further right of way to the State of Indiana; the next three(3)calls
being along said right of way: (1)thence South 23 degrees 15 minutes 05 seconds West a
distance of 23.46 feet; (2)thence South 83 degrees 35 minutes 00 seconds West a distance of
78.02 feet; (3)thence South 21 degrees 08 minutes 43 seconds East a distance of 20.90 feet to
the northeasterly extension of the north line of Mayflower Park recorded as Instrument No
2000-00045587;thence South 80 degrees 20 minutes 36 seconds West along said northeasterly
extensions as well as the north line of said Mayflower Park a distance of 611.51 feet; thence
continuing along the northly and easterly right of way of Mayflower Park the following three
calls; (1)thence North 35 degrees 52 minutes 18 seconds West a distance of 38.49 feet; (2)
thence North 00 degrees 11 minutes 42 seconds East a distance of 0.64 feet; (3)thence South 88
degrees 54 minutes 36 seconds West a distance of 2.52 feet to the POINT OF BEGINNING,
containing 8.64 acres more or less.
