Fidelity Plaza, Tower 3 The applicant seeks the following development standards variance approval: Docket No. 05030015 V Chapter 26.04.05 bl1:fferyards The site is located at 11590 N Meridian and is zoned B-6/Business and S-2/Residence. Filed jointly b:y Carmel DOCS and REI Investments. General Info: Due to the City's purchase of real estate . necessary for the widening and construction of 116th'Street from this property, the owner is not able to balance parking requirements of the City with the City"s landscape , buffer yard standards, Chapter 26.04.05. Analysis: ,The City of Blue Ash's purch4se of real estate for road widening is essential for the ordered, continued growth of Carmel and to maintain its quality of life. With the widening of 116th Street, there will be the iristallation.'of additional landscaping by the City, pursuant to the streetscapeplan. Findings of F~ct: 1. Th'e approval of this variance will not be. injurious to the public health, safety, morals and general welfare of the community because: The reduction in buffer yards along 116th Street-is essentially a trade.;.off for the City to gain additional road right of way, in order to widen the street and ,construct a roundabout. This improvement will bene'fit the community as a whole. The City also has a streetscape plan for 116th Str~etthe may add to the aesthetics of the existing landscape buffer. 2. Recommendation: The Department recommends positive consideration of Docket No. 05030015 V.
