Introduction
Fineberg Group LLC seeks Plan Commission approval of its DP/ADLS Application filed
September 17, 2004, to redevelop the SouthEast comer of Rangeline Road and CanTIel Drive
(Ponderosa site). Petitioner seeks to construct a retail center in compliance with the recently
reviewed Rangeline Road/Carmel Drive Overlay zone (reducing the 50% occupiable second
floor requirement). Since the Overlay Ordinance has not been adopted, variances for setbacl(s,
signage and parking will be submitted to the Board of Zoning Appeals. The construction will
entail demolition of the existing building 'and new construction of approximately 14,000 square
feet of high end retail space. The existing site entrances and exits will be utilized with provisions
for a drive~through facility. The exterior will be bricl(, EFIS and tinted glass, accented with
pillars and awnings. The orientation of the 'building will provide pedestrian access as well as
,entrances from the ,rear parking areas. Landscaping and buffering will be based on DOCS
approval.
Parking will include a cross easement with the adjacent property owned by the applicant.
Lighting will be decorative and in compliance with the ordinance.
Petitioner asks Commission approval'ofits application per the attached Findings of Fact.
