EXPLANATION
Dr. Anthony Buzzetti is the owner of the Companion Animal Hospital and Clinic
("Companion Animal Clinic"). The Companion Animal Clinic is currently located at 180
East Cannel Drive. Companion Animal Clinic has operated at this location for
approximately fourteen (14) years. Dr. Buzzetti has enjoyed being part of the Cannel
business community, but due to the constraints of the current facility, Dr. Buzzetti must
relocate his business to a new location.
To accomplish this relocation, Dr. Buzzetti purchased the real estate located at
1425 Rangeline Road, Carmel, Indiana (the "Property"). This Property is located north
of 116th Street and east of and adjacent to Rangeline Road. The Property is just north of
the Marathon gas station located at the northeast comer of 116th Street and Rangeline
Road. The Property contains a building which is currently vacant. Dr. Buzzetti desires to
renovate and expand the existing vacant building located on the Property.
Dr. Buzzetti appeared before the Special Studies Committee on February 1, 2005,
and received a unanimous favorable recommendation to appear back before the full Plan
Commission for a final vote on this application. The exhibits enclosed in this
supplemental brochure reflect discussions at the Committee hearing and include the
following:
1. A revised site plan showing an extension of the sidewalk from the entrance of the
building to the southern parking lot, as well as additional landscaping adjacent to
Rangeline Road.
2. More detail regarding the proposed privacy fence.
3. A photometric plan and cut sheets providing more detail regarding the wall light
fixtures and the pole light.
4. A copy of a letter sent to Jon Dobosiewicz along with proposed Phase 2
~levations. Dr. Buzzetti has agreed to return to the full Plan Commission for
ADLS/DP approval of the Phase 2 expansion, if and when it ever occurs.
We look forward to presenting this ADLS/DP request to the full Plan Commission
at its February 15, 2005 hearing for a final vote.

this project. Based on the discussion at the Committee meeting which occurred on February 1, 2005,
please accept this letter as a formal offer by Tony Buzzetti as the owner and petitioner to commit to
coming back to the full Plan Commission for ADLS/DP approval for any Phase 2 expansion. The
attached renderings provide a guide as to how the Phase 2 expansion may appear. Please advise me if
this letter will suffice and if the commitment can simply be made part of the potential approval or if
you want me to prepare a more formal commitment that can be recorded.
Also, if you could please advise Angie Conn that we should be appearing before the BZA at its
