Dobosiewicz, do we normally ask for dedication? There is an issue to amend the drive-thru. The City's plan to modify access to 116th Street will not be eliminated. A request to relocate the drive-thru will be at the direction of the Board of Works. Let me check on the right-of-way. It will ultimately be a right-in, right-out. Pushing it east is better. Our comment letter will have some information on the roundabout. Understand that the process with the drive-thru issue is with BPW. With the increase of impervious we will need to look at drainage. Point one (.1) acres impact? Weare more concerned with local drainage if it can carry it away. Look at the immediate drain size. Have you seen any ponding? No. There is a buried line in there. The height of the drive-thru will need to be indicated on both sides of the drive-thru lanes with the height posted on a contrasting background. Will canopy area be interconnected to the buildings existing fire suppression system? No comments. Planting details need to read "plant at grade level". Moving twelve trees, like to see those get used.. I would like to see a couple of shade trees in the planting area. (J. Dobosiewicz drawing on plans), make this an island with a sign that has an arrow that points the direction to the drive-thru. I am concerned about traffic control and directional. Are there trees in the existing islands? Yes. What is your typical space size? 9x 20. Area is currently served via a private lift station. Developer needs to investigate possible connection point at the new manhole north of 116th on the Hospital's site. Please contact the District's office for further information. This project is exempt from Rule 5 requirements because it disturbs less than one acre. Plan review is deferred to the City of Carmel. ...END...
