Docket No. 04060025 ADLS Amend: Fidelity Plaza, Tower 3, Fifth Third Bank The applicant seeks approval for a bank canopy addition and other site improvements. The site is located at 11590 N Meridian St. The site is zoned S-2/Residence & B- 6/Business within the US 31 Overlay. Filed by Scott Bordenet of Benchmark Land Services for REI Investments. The applicant is requesting ADLS Amendment approval to permit the addition of a drive thru facility and additional signage. Please see infonnational packet distributed with this report. The Department has the following comments/concerns: 1. The applicant should provide photos of the building illustrating the location of the proposed signs. 2. The Department will not support the placement of a box style sign within the US 31 Corridor as proposed by the applicant. Both of the proposed signs, regardless of style will require variance approval by the Board of Zoning Appeals. The building has no street frontage to the west and the size of the proposed sign is much larger than a sign would be permitted even with frontage. 3. The Department would request that the canopy color be changes to match the brick color of the building. As presented it detracts from the overall appearance of the building. The Department recommends that the Special Studies Committee approve the request after all comments and concerns have been addressed. Note: The item only requires approval by the Special Studies Committee. Committee Report 2004-0706
